Job summary

Waterton seeks a Service Manager to oversee maintenance across the community, including repairs, make-ready, and preventive maintenance. You will lead the service team, ensure safety and policy compliance, and drive quality outcomes in a resident-focused environment.

The ideal candidate brings strong leadership, organizational skills, and a proactive approach to maintenance management with a focus on staying within budget and timelines.

Qualifications

• 5+ years of apartment maintenance experience.
• 2+ years of leadership experience preferred.
• EPA-CFC certification required; EPA-LBP required for communities built prior to 1978.
• Strong organizational, multitasking, and deadline-management skills.
• Excellent customer service skills through respectful interactions and communications.

Responsibilities

• Oversee the overall maintenance of the community including repairs, make-ready and preventative maintenance.
• Lead, coach, and develop the service team (technicians and porters).
• Maintain shop organization, inventory control, and tool/equipment care with OSHA and fire safety compliance.
• Lead emergency response efforts for major mechanical failures or weather events; manage unit renovations during high turnover.
• Drive resident satisfaction by optimizing workflows to hit 24–48 hour completion targets.
• Execute preventive maintenance programs and manage the maintenance budget with vendor bids.
