Waterton is seeking a Service Manager to oversee the community's maintenance operations, including repairs, make-ready, and preventative maintenance. The ideal candidate will lead a technical team, maintain a safe environment, and ensure high-quality work.

Responsibilities include coaching technicians, managing shop organization and inventory, leading emergency responses, coordinating unit renovations, and driving KPI-driven maintenance programs to support resident satisfaction and financial

Qualifications

• 5+ years of apartment maintenance experience with 2+ years in leadership preferred.
• EPA-CFC certification required; EPA-LBP required for communities built prior to 1978.
• Strong organizational, multitasking, and deadline-management skills.
• Proven leadership, problem solving, and team development capabilities.
• Excellent customer service skills through respectful interactions and communications.

Responsibilities

• Lead, coach, and develop the service team (technicians and porters) to ensure high-quality work and strong performance.
• Oversee shop organization, inventory control, and tool/equipment care with OSHA compliance.
• Lead emergency response efforts for major mechanical failures or weather events.
• Manage make-ready and unit renovation processes during high-turnover periods.
• Drive maintenance KPIs and budget management to optimize resident satisfaction and financial value.
