Job summary

Waterton is seeking a Service Manager (Maintenance Manager) to oversee the community's maintenance, repairs, make-ready, and preventative maintenance. The ideal candidate has resilience, ownership mindset, and is a technical leader who can manage a service team of technicians and porters.

You’ll drive KPIs, manage budgets, and collaborate with the Community Manager on renovations and capital projects to maintain a high-quality, safe living environment for residents.

Qualifications

• 5+ years of apartment maintenance experience and 2+ years of leadership experience.
• EPA-CFC certification; EPA-LBP for communities built prior to 1978.
• Strong organizational, multitasking, and deadline-management skills.
• Proven leadership, problem solving, and team development capabilities.
• Excellent customer service skills through respectful interactions and communications.
• High school diploma or equivalent relevant experience.

Responsibilities

• Oversee the overall maintenance of the community, repairs, make-ready process, and preventative maintenance.
• Lead, coach, and develop the service team (technicians and porters), ensuring high-quality work and professional growth.
• Maintain the “Heart of the House” with shop organization, inventory control, tool care, and OSHA compliance.
• Lead emergency response efforts for major mechanical failures, weather events, or high-priority incidents.
• Drive resident satisfaction by optimizing workflows to meet 24 to 48-hour completion targets and manage the maintenance budget.
• Collaborate with the Community Manager and Capital Team on unit renovations and capital improvement projects.
• Communicate technical issues clearly to residents and office staff.
