Job summary

Waterton is seeking a Service Manager (Maintenance Manager) in Los Angeles to oversee the community's maintenance, repairs, and preventative programs. The ideal candidate will lead a service team, ensure safe and compliant operations, and drive 24–48 hour turnaround on maintenance tasks.

Responsibilities include coordinating make-ready projects, managing budgets and vendor bids, and collaborating with the Community Manager on capital improvements, all while delivering exceptional resident

Qualifications

• 5+ years apartment maintenance experience and 2+ years of leadership.
• EPA-CFC certification; EPA-LBP for communities built prior to 1978.
• Strong organizational, multitasking, and deadline-management skills.
• Proven leadership and problem-solving abilities.
• Excellent customer service and communication skills.
• High school diploma or equivalent experience.

Responsibilities

• Lead, coach, and develop the service team (technicians and porters).
• Oversee shop organization, inventory control, and tools/equipment care with OSHA and MSDS compliance.
• Lead emergency response efforts for major mechanical failures or weather events.
• Manage make-ready and unit renovation during high turnover to maintain quality.
• Drive resident satisfaction by meeting 24–48 hour completion targets.
• Execute preventative maintenance programs and manage the maintenance budget.
