Job summary

Capital Square Living seeks a Community Manager for The Vistas Apartments in Macon, GA. You will oversee daily operations, lead the on-site team, manage budgets, and drive occupancy and resident satisfaction.

Responsibilities include budgeting, leasing, vendor management, and ensuring compliance with applicable laws and company policies. The role combines office oversight with on-site property management and requires strong leadership and communication skills.

Qualifications

• High school diploma or GED; related experience accepted.
• Strong leadership and supervisory skills to manage staff.
• Excellent reading, writing, and communication to understand legal docs and explain apartment features.
• Proficient with word processing, spreadsheets, and databases.
• Experience with property management software, preferably Yardi.

Responsibilities

• Develop and monitor budgets and financial performance for the property.
• Set rent rates, collect payments, and prepare monthly financial reports.
• Approve vendor invoices and manage contracts and payments.
• Coordinate communication between vendors, accounting, and owner.
• Oversee leasing, inspections, notices, evictions, and renewals.
• Analyze market trends and adjust marketing and leasing strategies.
• Respond to resident questions to maintain satisfaction.
• Ensure maintenance teams adhere to standards and safety.
• Conduct regular property inspections and prepare reports.
• Complete accounting, financial, and administrative duties.
