Capital Square Living is seeking a Community Manager for The Vistas Apartments in Macon, GA. You will oversee daily operations, lead the onsite team, manage leasing, budgeting, and vendor relations, and ensure compliance with policies and law.

The role focuses on maximizing occupancy and operating efficiency while delivering excellent resident service. Onsite location with competitive salary and comprehensive benefits.

Qualifikationen

• High school diploma, GED, or related experience and/or training.
• Experience managing a team in property operations.
• Ability to read, write, and communicate effectively and interpret legal documents.
• Proficient with word processing, spreadsheets, and databases to complete required reports.
• Experience with property management software, preferably Yardi.

Aufgaben

• Provides input into the development of budgets by analyzing financial statements and market information.
• Helps meet revenue targets by setting rents and posting payments; prepares monthly financial reports.
• Approves invoices from vendors and service providers; ensures insurance certificates are valid.
• Manages communication between vendors, accounting, and clients/owners as needed.
• Oversees leasing: applications, renewals, inspections, notices, evictions, and late fees as allowed.
• Gathers market trends and implements marketing and leasing strategies to reach occupancy goals.
• Promotes resident satisfaction by addressing complaints and service issues promptly.
• Ensures maintenance team adheres to standards; conducts regular property inspections.
• Completes financial, accounting, and admin reports and other duties as assigned.
