Main Function:The Analyst position reports to Manager, Construction Accounting and will be responsible for the oversight and monitoring of all phases of the tenant allowance and leasing commission process across Brixmor’s national platform. This position provides daily administration of financial matters related to ongoing and proposed Tenant Allowance / Leasing Commission Requests as well as reinforcing general corporate accounting tasks surrounding the fixed asset, G&A, and debt compliance processes. The position requires a general understanding of the retail construction industry, the construction process, accounting principles, and broker agreements. Other requirements include personal initiative, organization, accuracy, attention to detail, verbal & written communication skills, independent judgment, and confidentiality.Duties & Responsibilities:Review and administer Tenant Allowance reimbursement and Leasing Commission requestsRead, interpret, and comment on tenant construction lease language and broker agreementsResponsible for making day-to-day decisions regarding the management of expensesAdminister tenant improvement allowances, ensuring compliance with lease terms and company policies.Monitor and track tenant allowance expenditures and ensure timely and accurate reimbursements.Communicates with tenants: before, during, and after project life cycleServe as the primary point of contact for tenants regarding leasing and improvement allowance matters.Address and resolve tenant concerns and issues related to lease agreements and allowances in a professional manner.Ensure all documentation related to leases and allowances is complete and accurately filed into e-BuilderReview documents for accuracy and completenessOpen and amend commitments in e-BuilderCode invoices for payment according to budget; submit to stakeholders for approvalTrack payment progress, research information and run reports using accounting software as requiredManage reporting and communication between departments, as neededMaintain tools used to track department dataWork independently and within a team on special, nonrecurring, and ongoing projects including but not limited to reporting, lease review, ad-hoc ESG projects.Partner with the regional controllers to accurately project, input, and monitor activity within the project management software.Participate in the development of executive level reports & analysis related to project costs.Accurately and efficiently manage the tracking of budgets for multiple regions and departmentsProvide regular updates to management on leasing performance, tenant improvement projects, and budget status.Position Requirements:Good verbal & written communication skills (both internal & external customers)Must possess strong analytical skills and problem-solving abilitiesMust be able to assume initiative and work independently with minimal directionStrong attention to detail and organization; able to focus on multiple tasks simultaneouslyIntermediate to advanced level in MS Outlook, Word and Excel, PowerPointExperience with e-Builder or comparable enterprise type system is requiredStrong math skills and understanding of accounting principlesAbility to coordinate activities and efforts within a “team oriented” environmentStrong time management and prioritizing skills with the ability to meet assigned project(s) deadlinesExhibits a “results oriented” approach to tasks, assignments and responsibilitiesProven ability to interact successfully with multiple stakeholdersAbility to properly handle confidential informationAbility to work required hours and additional time as may be necessary to meet business cycles and project requirementsEducation and Experience:An Accounting/Finance undergraduate degree3 plus years’ experience in construction and/or real estate preferredBrixmor offers a hybrid work schedule (first three days of the week in the office, the balance remote optional), very competitive pay commensurate with background and responsibilities plus a benefits and perks package that supports career engagement, growth, good health and connection with teammates and our communities.EOE (Brixmor is an Equal Opportunity Employer)Brixmor's Privacy Policy: https://www.brixmor.com/terms-and-policies/applicant-notice
