Job summary

Brixmor in Conshohocken, PA is seeking an Analyst, Leasing & Tenant Allowance to oversee the tenant allowance and leasing commission process across its national platform. The role focuses on daily administration of financial matters related to tenant allowances, leasing commissions, and related corporate accounting tasks.

The candidate should have strong analytical skills, excellent communication, and experience with e-Builder or similar systems.

Responsibilities

• Review and administer Tenant Allowance reimbursement and Leasing Commission requests
• Read, interpret, and comment on tenant construction lease language and broker agreements
• Responsible for day-to-day decisions regarding management of expenses
• Administer tenant improvement allowances, ensuring lease compliance
• Monitor and track tenant allowance expenditures and reimbursements
• Communicates with tenants before, during, and after project life cycle
• Serve as primary contact for tenants regarding leasing and improvement allowance matters
• Address and resolve tenant concerns related to lease agreements and allowances
• Ensure documentation related to leases and allowances is complete and filed in e-Builder
• Review documents for accuracy and completeness
• Open and amend commitments in e-Builder
• Code invoices for payment according to budget; submit for approval
• Track payment progress and run reports using accounting software
• Manage reporting and communication between departments
• Maintain tools used to track department data
• Work on special, nonrecurring, and ongoing projects including reporting, lease review, ESG projects
• Partner with regional controllers to project, input, and monitor activity in project management software
• Contribute to executive-level reports & analysis related to project costs
• Manage budgets for multiple regions and departments
• Provide updates to management on leasing performance and budget status

Analyst, Leasing & Tenant Allowance

Regular Full-Time Conshohocken, PA, US

Main Function:

The Analyst position reports to Manager, Construction Accounting and will be responsible for the oversight and monitoring of all phases of the tenant allowance and leasing commission process across Brixmor’s national platform. This position provides daily administration of financial matters related to ongoing and proposed Tenant Allowance / Leasing Commission Requests as well as reinforcing general corporate accounting tasks surrounding the fixed asset, G&A, and debt compliance processes. The position requires a general understanding of the retail construction industry, the construction process, accounting principles, and broker agreements. Other requirements include personal initiative, organization, accuracy, attention to detail, verbal & written communication skills, independent judgment, and confidentiality.

Duties & Responsibilities:

The Analyst is responsible for the timely execution of the following activities:

• Review and administer Tenant Allowance reimbursement and Leasing Commission requests
• Read, interpret, and comment on tenant construction lease language and broker agreements
• Responsible for making day-to-day decisions regarding the management of expenses
• Administer tenant improvement allowances, ensuring compliance with lease terms and company policies.
• Monitor and track tenant allowance expenditures and ensure timely and accurate reimbursements.
• Communicates with tenants: before, during, and after project life cycle
• Serve as the primary point of contact for tenants regarding leasing and improvement allowance matters.
• Address and resolve tenant concerns and issues related to lease agreements and allowances in a professional manner.
• Ensure all documentation related to leases and allowances is complete and accurately filedinto e-Builder
• Review documents for accuracy and completeness
• Open and amend commitments in e-Builder
• Code invoices for payment according to budget; submit to stakeholders for approval
• Track payment progress, research information and run reports using accounting software as required
• Manage reporting and communication between departments, as needed
• Maintain tools used to track department data
• Work independently and within a team on special, nonrecurring, and ongoing projects including but not limited to reporting, lease review, ad-hoc ESG projects.
• Partner with the regional controllers to accurately project, input, and monitor activity within the project management software.
• Participate in the development of executive level reports & analysis related to project costs.
• Accurately and efficiently manage the tracking of budgets for multiple regions and departments
• Provide regular updates to management on leasing performance, tenant improvement projects, and budget status.

Position Requirements:

• Good verbal & written communication skills (both internal & external customers)
• Must possess strong analytical skills and problem-solving abilities
• Must be able to assume initiative and work independently with minimal direction
• Strong attention to detail and organization; able to focus on multiple tasks simultaneously
• Intermediate to advanced level in MS Outlook, Word and Excel, PowerPoint
• Experience with e-Builder or comparable enterprise type system is required
• Strong math skills and understanding of accounting principles
• Ability to coordinate activities and efforts within a “team oriented” environment
• Strong time management and prioritizing skills with the ability to meet assigned project(s) deadlines
• Exhibits a “results oriented” approach to tasks, assignments and responsibilities
• Proven ability to interact successfully with multiple stakeholders
• Ability to properly handle confidential information
• Ability to work required hours and additional time as may be necessary to meet business cycles and project requirements

Education and Experience:

• 3 plus years’ experience in construction and/or real estate preferred
