Job summary

Woodlake Properties LLC in Athens, GA is seeking an energetic Property Manager to lead our 100+ unit multifamily community. You will build and train a hands-on team, drive occupancy and resident satisfaction, and manage day-to-day operations like rent collections and vendor contracts.

This full-time role offers a competitive salary of $55,000–$65,000 plus bonuses, benefits, and growth opportunities. The position requires strong leadership, budgeting, and knowledge of Georgia landlord-tenant laws.

Qualifications

• 2–3+ years of multifamily property management experience (Assistant Manager experience considered).
• Strong leasing and marketing experience.
• Proven Tenant retention abilities.
• Proven ability to improve occupancy, collections, and resident satisfaction.
• Strong leadership and people skills.
• Solid understanding of budgets, P&L statements, and financial reporting.
• Experience with property management software (Apfolio or similar).
• Knowledge of Fair Housing laws and Georgia landlord‑tenant procedures.

Responsibilities

• Oversee day-to-day operations of a 100+ unit multifamily community.
• Lead, train, and motivate the leasing and maintenance teams.
• Drive occupancy and retention through leasing strategy, marketing, and strong resident relations.
• Manage rent collections, delinquencies, and evictions in line with Georgia law and company policy.
• Monitor expenses, and hit financial goals.
• Review and approve invoices, purchase orders, and vendor contracts.
• Make sure units are turned on time and the property is well maintained and curb‑appeal ready.
• Handle resident concerns professionally and resolve issues quickly.
• Prepare weekly and monthly reports for ownership and regional management.
• Keep the property compliant with Fair Housing, safety, and local regulations.
