Job summary

LaGuardia Gateway Partners seeks a Director of Facilities to lead Terminal B's operations, driving safety, efficiency, and long-term asset health. You will oversee maintenance, budgets, and vendor management while aligning with organizational goals and industry best practices.

The role requires deep knowledge of building systems, regulatory compliance (OSHA/ASHRAE), and proven leadership of multi-disciplinary teams in a complex, 24/7 environment.

Qualifications

• Minimum of 7 years of facilities management experience, including at least 5 years of people leadership.
• Experience in aviation, airports, transportation, infrastructure, or 24/7 operating environments.
• Experience managing capital budgets, contracts, schedules, vendors and executive-level reporting.
• Strong knowledge of building and critical systems (refrigeration, chillers, UPS, generators, building automation).
• Knowledge of OSHA and ASHRAE requirements and related safety laws.
• Ability to read blueprints and related technical documents.
• Ability to lead multi-functional operations and manage third-party relationships.
• Excellent verbal and written communication skills.
• Strong organizational and problem-solving skills.
• Proficiency in MS Outlook, Word, Excel, and PowerPoint.

Responsibilities

• Oversee operations and maintenance of the Terminal, maintaining high standards and continuous improvement.
• Review and approve purchase orders and invoices in web-based accounting software.
• Manage environmental issues, including spill capture, storm water, and wastewater treatment.
• Manage source contacts, deliverables and KPIs.
• Maintain facilities' mechanical, electrical, plumbing and life-safety systems.
• Conduct a single point of failure inspection to ensure reliability.
• Maintain exterior of facilities including roofs, facades, aprons and roadways.
• Set expectations and standards for cleaning contractor performance.
• Drive continuous improvement within utilities and facilities processes.
• Develop and initiate planned preventive maintenance programs for HVAC, power, and building systems.
• Prepare and manage annual operating budgets with forecasting and variance reporting.
• Direct facilities maintenance staff with leadership, evaluation, and policy compliance.
• Develop and oversee computerized preventive maintenance and work order systems.
• Execute and manage service agreements and contracts for building/equipment upkeep.
• Evaluate and oversee energy management programs.
• Maintain OSHA compliance and file OSHA reports.
• Build effective relationships with internal and external stakeholders.
• Perform other duties as required.
