Job summary

Columbia Residential Properties, LLC is hiring a Community Recertification Specialist in Atlanta, GA to oversee tenant recertifications and initial certifications for affordable housing programs. You will ensure regulatory compliance and manage responses to lenders and outside agencies.

The role includes reviewing files, guiding site staff on compliance, and preparing ongoing reports. Travel may be required as part of compliance oversight across properties.

Qualifications

• College Degree preferred with experience in the affordable housing industry.
• HCCP and other Tax Credit Certifications preferred.
• Excellent written and verbal skills and advanced math skills are required.
• Proficiency with Microsoft Office.
• Proficiency in either OneSite or Yardi is preferred.
• Must have the ability to multi-task.
• Some overnight travel is required.

Responsibilities

• Review and approve all Initial Certifications.
• Review and approve all Re-Certifications/Renewals.
• Conduct random reviews of resident files for order and completeness.
• Guide Community Management staff on compliance issues as needed.
• Review and submit monthly, quarterly, and annual reports.
• Review and submit all audit responses prepared by staff.
• Assist with development and facilitation of internal compliance forms, policies, procedures, and training.
• Ensure compliance with affordable housing programs (LIHTC, Section 8, Home, TCAP, NSP, 1602, Bond, PHA).
• Monitor and audit tenant files to confirm regulatory adherence.
• Review and approve Move-Ins, Unit Transfers, Annual and Interim Certifications.
• Submit required paperwork (50158s, MTWs, 50059s, TICs) timely.
• Monitor deadlines for annual recertifications and related reporting.
• Generate and review monthly EIV reports for onsite staff.
• Assist with MORs and other audits.
