Job summary

Columbia Residential in Atlanta, GA is seeking a Lead Compliance Specialist to oversee compliance operations for multifamily and affordable housing programs. The role provides leadership to a team of compliance specialists and manages an assigned portfolio, ensuring adherence to LIHTC, PBRA, HOME, and related regulations.

Responsibilities include audits, site visits, file reviews, reporting, and liaison with state portals and regulatory agencies. Hybrid schedule with travel up to 25% may apply.

Qualifications

• Bachelor's degree preferred with affordable housing compliance experience or 3+ years in the affordable housing industry in a compliance/management role.
• HCCP or Tax Credit Certification is required.
• Knowledge of affordable housing regulations (IRS, HUD, Local, State).
• Excellent verbal and written communication skills are essential.
• Proficiency with Microsoft Office software and Internet tools.

Responsibilities

• Oversee a portfolio of properties and ensure program compliance.
• Manage move-in, recertification, and internal transfer documentation to meet requirements.
• Conduct monthly site visits for file reviews and compliance follow-up.
• Perform internal audits for certifications each month.
• Support Lease-ups, Acquisitions Rehabs, and audit preparations.
• Assist in resolving audit responses with supporting documentation.
• Review and approve pre-lease certification paperwork daily.
• Provide guidance to Compliance Specialists and Community Management staff on compliance issues.
• Coordinate and compile monthly, quarterly, and annual reports for affordable housing communities.
• Liaise with state online reporting portals for technical support and error resolution.
• Monitor audit responses compiled by staff and ensure timely corrections.
• Conduct compliance testing and income verification.
• Assist with Annual Reporting preparation and submission.
• Maintain up-to-date knowledge of LIHTC, PBRA, PHA, HOME, Bonds, TCAP, HOF regulations.
