Job summary

Evergreen Real Estate Group seeks a Recertification Specialist to manage resident certifications and recertifications across affordable housing programs, ensuring regulatory compliance and accurate documentation.

You will verify third-party documents, maintain files, and support audits, while assisting with general property operations when required. Experience with HUD/LIHTC/IHDA is strongly preferred.

Qualifications

• 2+ years of affordable housing experience with recertification responsibilities.
• Experience with HUD, LIHTC, IHDA programs preferred.
• Illinois Real Estate Leasing Agent License (within 120 days of hire if not held).

Responsibilities

• Manage all resident certifications and recertifications from initiation through completion, including 120/90/60 day notices.
• Meet residents to complete Resident Questionnaire and third-party verification forms.
• Send verification requests to third parties and follow up as needed.
• Enter certification data into OneSite and collect signatures within deadlines.
• Ensure compliance with HUD, LIHTC, IHDA and other program requirements.
• Support audits, MORs, and internal file reviews.
• Provide backup coverage for Property Manager duties as needed.
