Peabody Properties is seeking an experienced Occupancy Specialist for apartment communities in Salem, MA. The role focuses on property recertification, program compliance, and resident relations.

You will process resident information, determine eligibility, show apartments, and ensure accurate income calculations while maintaining compliance with LIHTC, Section 8 and related regulations. A COS certification is preferred.

Qualifications

• 3+ years of property management experience with EIV.
• Strong knowledge of affordable housing programs, LIHTC, Project‑Based Section 8, and federal/state/local regulations.
• Excellent customer service, communication, and interpersonal skills.
• Proficient in basic math and Microsoft Office (Word, PowerPoint, Excel).
• Strong organizational and time‑management abilities.
• Self‑motivated, proactive, and able to work independently.

Responsibilities

• Process and collect resident information, including third‑party verification.
• Determine eligibility for continued occupancy.
• Leasing and showing apartments to potential residents.
• Process resident applications and interim certifications as needed.
• Calculate income, assets, and rent levels accurately.
• Maintain compliance with Project‑Based Section 8, EIV, LIHTC, and related requirements.
• Achieve and maintain COS certification (preferred).
