Job summary

Fairstead seeks a skilled Community Manager to run day-to-day operations at a property, ensure on-site compliance, and drive performance. The role combines regulatory oversight with tenant relations, leasing administration, and collaboration with construction and regional teams.

Qualified candidates bring 3+ years of management in housing or hospitality, COS/CPO certifications, EIV, and experience with Yardi/RealPage.

Qualifications

• Three (3) years of management experience including supervising a team.
• COS (Certified Occupancy Specialist) or CPO certification.
• Bachelor's degree preferred.
• EIV experience.
• Yardi and RealPage experience preferred.
• TCS certification for tax credit properties.
• Experience in Affordable Housing
• Proficient in Microsoft Office Suite.
• Ability to multi-task and meet tight deadlines.

Responsibilities

• Ensure leasing compliance with HUD, Fair Housing, ADA, and FCRA.
• Remains compliant with HUD 4350.3 Handbook.
• Develop responses to regulatory agencies with Compliance.
• Implement intervention strategies with Regional Managers and Compliance.
• Prepare site REAC reviews, MOR, LIHTC, and recertifications.
• Assist tenants with requests, questions, problems, and complaints.
• Monitor tenant arrears and litigation cases.
• Document lease violations and coordinate evictions.
• Direct collection of rents and late fees; process applications; pursue delinquencies.
• Alert staff of move-ins, move-outs, and emergencies.
• Supervise maintenance to ensure regulatory compliance.
• Coordinate vendor bids and contractor quotes.
• Conduct unit inspections.
• Conduct bi-annual walk-throughs with Building Superintendent.
• Create reports on property maintenance and needs.
• Provide updates on construction projects/renovations.
• Work with construction team to avoid violations and inspections.
• Attend monthly financial catch-up meetings and monitor budgets.
