A bit about us:

We are a rapidly growing, vertically integrated multifamily real estate investment firm specializing in Low-Income Housing Tax Credit (LIHTC) and market-rate acquisitions throughout the Southeast.

Our portfolio includes more than 7,000 multifamily units, and we've acquired over 3,000 units in the past year alone. With another 1,000 units expected to close before year-end and increased transaction volume planned for the coming year, we're continuing to expand our Acquisitions & Capital Markets team.

We're looking for an Acquisitions & Capital Markets Analyst who wants hands-on exposure to the full transaction lifecycle and the opportunity to work closely with senior leadership in a high-growth real estate investment environment.

Job Details

As an Acquisitions & Capital Markets Analyst, you'll support acquisition, disposition, and refinance execution across our multifamily portfolio.

This is a highly transactional role combining deal execution, due diligence, underwriting, financial analysis, and transaction management.

Transaction Management & Due Diligence

• Build and maintain due diligence data rooms for acquisitions, dispositions, and refinances
• Own document control and folder architecture across active transactions
• Manage document request logs and identify missing or incomplete information
• Coordinate with sellers, brokers, lenders, property managers, and outside counsel
• Maintain closing checklists and monitor critical deadlines under purchase agreements and financing timelines
• Track third-party reports, including property condition assessments, environmental reports, surveys, appraisals, and title
• Coordinate property and site inspections with brokers, sellers, and onsite teams
• Help keep multiple simultaneous transactions moving toward closing

Underwriting & Financial Analysis

• Prepare initial acquisition underwriting models using established firm templates
• Normalize rent rolls, trailing financial statements, and unit mix data
• Assist with financial and operational analysis of prospective investments
• Compile capital-needs information to support capital expenditure planning
• Support senior team members throughout underwriting and investment evaluation

LIHTC & Affordable Housing Analysis

• Prepare detailed maximum rent analyses
• Analyze LIHTC rent and income limits by county and AMI set-aside
• Evaluate utility allowance methodologies
• Review Land Use Restriction Agreements (LURAs)
• Analyze HOME limits for dual-restricted properties
• Review HAP contract rents and applicable OCAF adjustments
• Assist with analysis of affordable housing regulatory and compliance documentation

Capital Markets & Closing Support

• Support refinance and financing execution across the portfolio
• Assist with lender and equity submissions
• Support preparation of transaction and offering materials
• Coordinate transaction timelines across accounting, property management, compliance, and other internal teams
• Help facilitate smooth property transitions following acquisition

What We’re Looking For

• Bachelor's degree in Finance, Real Estate, Accounting, Economics, or a related field
• 2-4 years of experience in affordable housing, multifamily real estate, acquisitions, capital markets, or a comparable transaction environment
• Working knowledge of LIHTC program fundamentals
• Understanding of LURAs, rent and income limits, AMI restrictions, and affordable housing compliance documentation
• Advanced Excel skills
• Experience with financial analysis and underwriting
• Ability to manage multiple active transactions and competing deadlines
• Strong attention to detail and document-management skills
• Strong written and verbal communication skills
• Comfortable communicating directly with brokers, lenders, attorneys, sellers, and other external parties
• Strong judgment regarding data accuracy and completeness
• Practical experience using AI tools, particularly Claude, for research, document review, and analysis

Nice to Have

• Experience with HOME, HUD, USDA Rural Development, or Project-Based Section 8
• Exposure to Fannie Mae or Freddie Mac agency debt
• Exposure to tax-exempt bond financing
• Experience with CoStar, RealPage, or Entrata
• Previous data room administration or transaction-management experience
