Job summary

Jobot is seeking an experienced Compliance Specialist to ensure LIHTC and related regulatory requirements are met across our affordable housing portfolio in Raleigh, NC. The role focuses on file reviews, audits, and pursuing best practices.

You will review income calculations, asset documentation, and resident eligibility for move-ins and recertifications, while coordinating with property teams to address deficiencies and maintain compliance.

Job Details

We are seeking an experienced Compliance Specialist to ensure our affordable housing properties remain fully compliant with LIHTC and other applicable regulatory requirements.

The ideal candidate will have 5+ years of hands-on LIHTC compliance experience, with significant experience conducting resident file reviews for new move-ins and recertifications across a multi-site portfolio.

What You'll Be Doing

LIHTC File Review & Certification Auditing

• Review applicant and resident files for compliance with LIHTC income and eligibility requirements
• Audit new move-in and recertification files for accuracy and completeness
• Review income calculations, asset documentation, student status, household composition, certifications, and recertifications
• Identify discrepancies, compliance risks, and potential noncompliance issues
• Complete file reviews within required deadlines and elevate issues when necessary

LURA & Regulatory Compliance

• Review and interpret Land Use Restriction Agreements (LURAs)
• Understand and apply property-specific set-asides, affordability requirements, income limits, rent restrictions, and compliance periods
• Ensure LURA requirements are consistently applied during resident file reviews
• Assist internal teams with interpreting regulatory agreements and identifying compliance risks

Compliance Monitoring

• Monitor ongoing compliance with LIHTC income limits, rent limits, and utility allowances
• Support preparation for state housing agency reviews, audits, and monitoring visits
• Conduct internal compliance and quality-control reviews
• Proactively identify and address issues before they result in regulatory findings

Technical Support & Communication

• Serve as a LIHTC compliance resource for property and site teams
• Respond to questions regarding affordable housing compliance requirements
• Provide clear written feedback regarding file deficiencies and corrective actions
• Follow up to ensure compliance issues are corrected and properly documented
• Communicate technical requirements in a practical, supportive, and solutions-oriented manner

Documentation & Reporting

• Maintain accurate records of compliance reviews, findings, corrective actions, and resolutions
• Support compliance tracking and reporting
• Help establish consistent compliance standards throughout the affordable housing portfolio
• Contribute to process improvements and compliance best practices

What We're Looking For

• 5+ years of LIHTC compliance experience required
• 5+ years of household file review, certification, and recertification auditing experience
• Strong working knowledge of Low-Income Housing Tax Credit requirements
• Experience reviewing resident eligibility, income, assets, household composition, and student status
• Experience interpreting and applying LURAs and other affordable housing regulatory agreements
• Experience supporting a multi-site affordable housing portfolio
• Strong attention to detail and organizational skills
• Ability to independently manage multiple files and deadlines
• Strong written and verbal communication skills
• Ability to work collaboratively with property management and site teams
• LIHTC or other affordable housing compliance certifications are highly desirable
• Commitment to the mission of preserving and supporting affordable housing communities
