Job summary

LeoForce is seeking an Acquisitions Analyst to support acquisition, disposition, and refinance execution across our portfolio. You will manage transaction data rooms, document control, and due diligence while coordinating with brokers, lenders, and outside counsel.

The role emphasizes underwriting support, rent analyses, and ensuring timely delivery of third‑party reports. A mid-level background with LIHTC experience is ideal for our Southeast-focused, rapidly growing platform.

Qualifications

• Bachelor's degree in finance, real estate, accounting, economics, or a related field.
• 2–4 years of experience in affordable housing, multifamily real estate, or a comparable transaction environment.
• Working knowledge of LIHTC program fundamentals, including land use restriction agreements, rent and income limits, and compliance documentation.
• Advanced Excel proficiency.
• Regular, practical use of AI tools in daily work, particularly Claude, for research, document review, and analysis.
• Experience with HOME, HUD, USDA Rural Development, or project-based Section 8 programs.
• Exposure to agency debt execution (Fannie Mae, Freddie Mac) or tax-exempt bond financing.
• Prior data room administration or transaction management experience.
• Demonstrated ability to manage multiple concurrent workstreams against fixed deadlines.
• Strong written and verbal communication skills, including direct interaction with external counterparties.
• High attention to detail and sound judgment regarding information completeness.

Responsibilities

• Build and maintain due diligence data rooms across acquisition, disposition, and refinance transactions.
• Own document control and folder architecture for all live transactions.
• Manage document request logs; coordinate with sellers, brokers, lenders, property managers, and outside counsel to track outstanding items and identify gaps.
• Maintain closing checklists and monitor critical path against purchase agreement and funding deadlines.
• Confirm third‑party reports are ordered and delivered on schedule, including property condition assessments, environmental reports, surveys, appraisals, and title.
• Coordinate site inspection scheduling with brokers to align seller and on‑site access.
• Prepare initial underwriting models using firm templates for review by senior team members.
• Construct maximum rent analyses, including LIHTC rent and income limits by county and AMI set‑aside, utility allowance methodology, HOME limits on dual‑restricted assets, HAP contract rents, and OCAF adjustments.
• Normalize rent rolls, trailing financial statements, and unit mix data.
• Compile capital needs data in support of capital expenditure scoping.
• Coordinate transaction timelines with internal recruiting, accounting, property management, and compliance functions to support property transition.
• Support preparation of offering materials and lender and equity submissions.

We are seeking an Analyst to join its Acquisitions & Capital Markets team. The Analyst will support acquisition, disposition, and refinance execution across the firm's portfolio, with primary responsibility for transaction management, due diligence administration, and underwriting support. The position reports to the Director of Acquisitions & Capital Markets and works closely with the firm's Managing Partners.
