Fairlawn, based in Chicago, IL, is seeking an Acquisitions Associate to join the growing team. You will own the underwriting process for multifamily and student housing deals, build complex financial models from scratch, and leverage AI to enhance efficiency and decision quality.

You will work closely with the Director of Acquisitions to translate investment analyses into compelling narratives for internal committees and external capital partners across the Midwest portfolio.

Qualifications

• Bachelor's degree in real estate, finance, accounting, business, or related field.
• Minimum of 3 years of underwriting and analyzing real estate acquisitions, developments, and financings.
• Proven ability to build complex, dynamic financial models from scratch.
• Advanced Microsoft Excel skills and institutional-grade modeling.
• Experience with CoStar/ Yardi/ AppFolio/ Argus Enterprise.
• Ability to craft clear investment narratives and pitch materials.

Responsabilités

• Own end-to-end underwriting across a robust deal pipeline with precision and conviction.
• Build, maintain, and improve financial models from scratch and stress-test inputs.
• Perform advanced financial analysis including debt/ equity structuring and returns metrics.
• Conduct market/submarket research to validate inputs and recommend strategy.
• Prepare investment pitch books and IC memos for internal and external audiences.
• Support deal execution from underwriting through closing and collaborate with partners.
