Acquisition Analyst

Ionic Digital

Position Summary

Ionic Digital is seeking an Acquisition Analyst to support the identification, screening, tracking, and prioritization of site and asset acquisition opportunities. This role will be responsible for building and maintaining a high-quality database of acquisition targets, supporting initial financial screening, and helping prepare investment screening memorandums and presentations for internal decision-making.

This position is designed primarily as a data-driven, process-oriented acquisition support role with a growth path into deeper investment analysis and underwriting responsibilities over time. The ideal candidate has strong attention to detail, enjoys working with data and building structure around large pipelines of opportunities, and is interested in developing broader transaction and financial analysis skills.

This role may be a strong fit for candidates with experience in acquisition support, commercial real estate analysis, transaction coordination, pipeline management, or junior underwriting, including candidates coming from commercial real estate firms, brokerage, lending, banking, or related finance environments who are looking to apply those skills in the data center sector. This person will play a key role in helping the company assess market opportunities, evaluate investment opportunities, and maintain visibility into acquisition activity across the pipeline.

Key Responsibilities
  • Build, maintain, and prioritize a database of acquisition targets, including relevant market, site, operating, and financial information.
  • Track acquisition opportunities across the pipeline, including status, key diligence items, priority level, next steps, and decision history.
  • Conduct initial financial screening of site and asset opportunities using established criteria, assumptions, and return thresholds.
  • Support the collection, organization, validation, and ongoing maintenance of data used in evaluating acquisition opportunities.
  • Assemble investment screening memorandums, summary materials, and presentations to support internal review and decision-making.
  • Assist with acquisition analysis and financial modelling by gathering inputs, updating assumptions, maintaining support files, and helping organise outputs for review.
  • Maintain comparable transaction and market reference information to support screening, benchmarking, and acquisition prioritisation.
  • Partner with internal teams to gather market intelligence, site-level details, operating assumptions, and diligence inputs related to acquisition opportunities.
  • Identify opportunities to improve data collection, data entry, database structure, and workflow efficiency across the acquisition process.
  • Support leadership and cross‑functional stakeholders with reporting and ad‑hoc analysis related to acquisition activity and pipeline visibility.
Role Scope

This role is not expected to independently lead complex acquisition underwriting or build full investment models from scratch on day one. Instead, the role will focus on building the information foundation and screening discipline needed to evaluate opportunities efficiently, while developing the skills to take on more advanced financial analysis over time.

For the right candidate, this role offers a path to grow into:

  • deeper underwriting responsibilities
  • more advanced financial modelling
  • investment memo development
  • broader acquisition and capital allocation support
Ideal Candidate Profile

The ideal candidate is someone who is highly organised, detail‑oriented, and motivated by building process and structure around large sets of acquisition opportunities. They should be comfortable managing data, maintaining clean and actionable pipeline information, and helping the team quickly identify which opportunities merit further review.

At the same time, this role may also be a strong fit for a candidate with more finance‑oriented training — for example, someone from a commercial real estate firm, commercial real estate lending team, banking analyst programme, or junior underwriting role — who wants to transition into evaluating and supporting investments in data centers and digital infrastructure.

Qualifications
  • Bachelor’s degree in Finance, Accounting, Economics, Real Estate, Business, or a related field.
  • 1–4+ years of experience in acquisition support, real estate analysis, commercial banking, lending, FP&A, corporate development, transaction support, or a related analytical role.
  • Strong organisational skills and high attention to detail.
  • Experience working with datasets, trackers, databases, or pipeline reporting tools.
  • Foundational financial analysis skills, including the ability to support opportunity screening and interpret basic investment metrics.
  • Strong Excel and PowerPoint skills.
  • Strong written and verbal communication skills, including the ability to prepare concise, decision‑oriented materials.
  • Demonstrated interest in data quality, process improvement, and workflow optimisation.
  • Interest in developing more advanced acquisition, underwriting, and financial modelling capabilities over time.
Preferred Backgrounds

Candidates may come from a variety of relevant backgrounds, including:

  • commercial real estate acquisitions or asset analysis
  • real estate or infrastructure brokerage support
  • commercial real estate lending or credit analysis
  • banking analyst roles with exposure to real estate or asset‑backed transactions
  • junior underwriting or transaction support roles
  • corporate development, strategic finance, or acquisition pipeline management roles
Preferred Qualifications
  • Experience maintaining acquisition trackers, CRM‑style databases, or market intelligence tools.
  • Exposure to real estate, infrastructure, industrial, energy, or site‑based

investment opportunities.

  • Familiarity with comparable transaction analysis, market benchmarking, or early‑stage underwriting.
  • Interest in data centres, digital infrastructure, power markets, or adjacent sectors.
  • Experience preparing investment committee, screening, or transaction summary materials.
What Success Looks Like

Success in this role means creating a well‑organised and decision‑useful acquisition pipeline, improving visibility into active and evaluated opportunities, and helping the team screen and prioritise targets more effectively. Over time, the successful candidate should grow from a strong pipeline and screening analyst into a more investment‑oriented resource with increasing responsibility in underwriting and acquisition analysis.
