Job Title: Data Center Acquisitions Associate

Reports To: President & CEO

Role Summary

We are seeking a Data Center Acquisitions Associate (2–5 years’ experience) to underwrite, diligence, and close hyperscale development sites. This is a hands‑on financial modeling + transaction execution role within a lean, high‑output team. Exceptional performers will be fast‑tracked to Director/VP‑level responsibilities.

Key Responsibilities

  • Build and maintain pro forma models for 100–300+ MW campuses
  • Run sensitivity analyses and complex waterfall structures (JV promotes, preferred equity, etc.)
  • Calculate internal rates of return (IRR) and equity multiples for ICA partners
  • Evaluate power, fiber, land use, zoning, entitlements, and expansion potential
  • Coordinate LOIs, PSAs, and closing deliverables with brokers, utilities, and attorneys
  • Track permits, zoning hearings, civil consultants, and due diligence timelines
  • Utility & Interconnection
  • Negotiate interconnection, substation, and transformer agreements with providers (Oncor, Dominion, APS, SRP, etc.)
  • Manage RFPs and deliverables from architects, engineers, and GCs
  • Investment Materials
  • Prepare investment memos, pitch decks, and diligence binders for capital partners
  • Support JV structuring, partnership models, and draw schedules through closing

Required Experience

  • 2–5 years experience in data center development, infrastructure acquisitions, and real estate experience
  • Direct experience underwriting powered land or hyperscale sites (300 MW+ campuses a plus)
  • Advanced Excel – must build waterfall structures from scratch and run sensitivities under tight deadlines
  • Track record of closed transactions (LOIs → PSAs → closing)
  • Existing relationships in Dallas‑area brokerage, utility, or municipal ecosystems (preferred)

Ideal Background

  • Current Associate-level candidates at top 30 data center platforms (QTS, Digital Realty, CyrusOne, Aligned, Stack, Vantage, etc.)
  • OR Director/VP-level wizards in modeling + deal execution open to title flexibility
  • Based in Dallas (Open to relocation)
