Spectrum Search Group has been retained by a fast-growing, mission-driven real estate company to find an AR Collections Specialist for its Dallas office.

Our client is a full-service real estate company that buys quality single-family homes in underserved communities. It offers these homes, with supportive services, to Section 8 Housing Choice Voucher holders to help families break the cycle of poverty. Its mission is to become the nation's leading provider of services-enriched homes. It also aims to be a trusted partner for housing authorities, researchers and policy-makers.

In this role, you'll manage rent collections across the company's resident portfolio and support other parts of property management. It suits someone who can be empathetic and still hold the line.

What You'll Do

Collections & Accounts Receivable

• Track billings and collect rent through AppFolio
• Call tenants and work out payment arrangements
• Work with housing authorities to collect subsidized rent
• Track utility billings and other pass-through charges

• Work with attorneys on evictions when needed

Resident & Property Support

• Onboard new tenants and help them settle into their homes
• Investigate and resolve tenant complaints and property issues
• Coordinate maintenance technicians and property inspections
• Work with third parties on maintenance, inspections, collections, utilities, leasing and HOAs
• Report on collections, maintenance, HOAs, tenant issues, unit turnovers and leasing
• Take on other projects as management directs

What You Bring

• Prior collections or property management experience (preferred)
• Familiarity with the Section 8 program and its tenants (preferred)
• Excellent verbal and written communication skills
• A personable, empathetic approach, and the ability to be firm when needed
• Strong attention to detail, with an organized, process-driven work style
• Skill with Microsoft Excel and the rest of Microsoft Office
• Flexibility to respond to tenant needs as they come up
• A team-first attitude
