SRI BALAJI IT CORPORATION PTE. LTD. is seeking a Facilities Manager to lead preventive maintenance across HVAC, electrical, and mechanical systems. You will manage vendors, coordinate A&A and capital works, and ensure safety and regulatory compliance while optimizing service delivery and asset lifespan.

You will oversee day-to-day facility operations, drive continuous improvement with internal teams, and mentor a team of technicians to meet KPIs and SLAs, all within a dynamic Singapore facility.

Qualifications

  • Degree in Facilities Management/Building Management or Engineering with relevant experience.
  • Minimum 5+ years of facilities or operations experience, with supervisory exposure.
  • Experience managing vendors, maintenance operations, and projects.
  • Proficient in Microsoft Office.
  • Strong organizational, communication, and leadership skills.

Responsibilities

  • Manage and implement preventive maintenance programs for key infrastructure systems.
  • Ensure all building systems are operating safely and adhering to policies.
  • Coordinate general maintenance and minor repairs as required.
  • Conduct site inspections to identify maintenance issues and risks.
  • Develop and execute preventive maintenance work plans for uninterrupted operations.
  • Evaluate and manage service vendors/contractors for maintenance and repairs.
  • Coordinate A&A, refurbishment, and capital works for quality and compliance.
  • Address user feedback and ensure timely rectification with minimal disruption.
  • Promote multi-skilling of technicians and HVAC workforce.
  • Oversee performance of service providers and ensure KPIs/SLA compliance.
  • Collaborate with Operations, IT, QHSE to drive continuous improvements.
  • Monitor regulatory compliance for Electrical/Mechanical/Refrigeration/HVAC.
  • Manage inventory of materials, PPE, tools, and spare parts; maintain records.
  • Prepare weekly status reports and provide field-based feedback for process improvements.

Manage andimplement preventive maintenance programs for key infrastructure systems, includingACMV, M&E services, BMS, Security Access Control, Cleaning & PestControl,Lands capping, and General Building Services, to ensure optimal performance andlifespan

Ensure allfunctions operate within a safe workplace and adhere to company safety policiesand procedures.

Manage theday‑to‑day operation of the facility, ensuring all building systems (HVAC,electrical, plumbing, etc.) are working properly.

Coordinategeneral maintenance and minor repairs as required.

Conduct regularsite inspections to identify maintenance issues, safety risks, and improvementopportunities.

Develop andexecute preventive maintenance work plans to ensure uninterrupted facility operationsand contract compliance.

Evaluate andmanage service vendors/contractors for maintenance, servicing, and repair works;ensure M&E systems and equipment function reliably.

Manage andcoordinate Addition & Alteration (A&A), refurbishment, reinstatement,renovation, and other capital works to ensure quality, compliance, and timelydelivery.

Promptly addressuser feedback and ensure rectification works are completed with minimal disruption

Actively promotethe multi skilling of the Multi‑Skilled Technicians and Refrigeration/HVASworkforce.

Oversee andevaluate the performance of service providers (hard and soft services),ensuringKPIs and SLAs are met.

Collaboratewith internal teams e.g. Operations, IT, QHSE to drive continuous improvement infacilities performance and standards.

Continuouslymonitor and liaise with the relevant regulatory authorities to ensure all relevantstatutory and licensing issues are managed including Electrical, Mechanical,Refrigeration and HVAC compliance at all times to meet legislation/regulatory requirements.

Manage receiving,storage, and issuance of engineering materials, consumables, PPE, tools,equipment, and critical spare parts.

Maintain accurateinventory records using digital inventory systems or manual logs.

Conduct periodicstock audits and monitor minimum stock levels.

Identify andreport low stock or expired items.

Coordinatewith procurement and vendors to ensure timely replenishment of essential materials.

Prepare andpresent the weekly status reports.

Provide technicalfeedback from field-based learnings to promote process and business improvements.

Deliver overallmaintenance services (Civil, Electrical, Mechanical, Refrigeration and HVAC)within budget and meeting all contracted KPIs.

Manage andmonitor Electrical Mechanical Refrigeration and HVAC performance including plannedmaintenance delivery and ensure compliance with the monthly performance requirements/ KPIs.

Maintain accuratemaintenance logs, checklists, PTW documentation, and service reports.

Escort contractorsand vendors during works and ensure compliance with site safety requirements.

Respond tofacility fault reports (e.g., power trips, HVAC alarms, temperature alerts).

Perform minorrepairs, fixture replacements, and workspace setup.

Support wastemanagement logistics and pest control coordination.

Assist ingeneral housekeeping to maintain operational readiness.

Requirements

Degreein Facilities Management/Building Management, Any Engineering, or relateddegree with relevant experience.

Minimum5+years of facilities or operations experience, with supervisory exposure.

Experiencemanaging vendors, maintenance operations, and projects.

Proficientin Microsoft Office.

Strongorganizational, communication, and leadership skills.
