Job summary

Public Service Division in Singapore seeks a capable professional to oversee the full spectrum of real estate asset management, including evaluating opportunities, managing property portfolios and overseeing tenancy and lease arrangements.

You will lead tender processes, coordinate development initiatives and engage with internal and external stakeholders to support strategic asset strategies.

Qualifications

• Background in Real Estate, Business, Finance, Arts or related discipline.
• 3-5 years of relevant experience in real estate, asset management, leasing, business development or project management.
• Good understanding of real estate markets, tenancy and lease administration, property operations and development processes.
• Experience in tender management, financial analysis, market research and feasibility assessment would be advantageous.
• Strong analytical, problem solving, negotiation and stakeholder management skills.
• Excellent communication and presentation skills, with the ability to engage effectively with internal and external stakeholders.
• Self-motivated, resourceful and proactive team player with strong organizational skills and the ability to manage multiple projects independently.

Responsibilities

• Real Estate and Asset Management: Evaluate real estate and development opportunities, conducting due diligence, market research, financial analysis and feasibility assessments.
• Real Estate and Asset Management: Manage and review property portfolios to optimise asset performance, operational efficiency and long-term value creation.
• Real Estate and Asset Management: Identify and implement asset enhancement initiatives, adaptive reuse opportunities and development strategies to maximise the potential of properties.
• Tenancy and Lease Management: Oversee tenancy and lease management including lease negotiations, renewals, rental reviews, tenancy administration and compliance with lease obligations.
• Tenancy and Lease Management: Monitor tenancy performance, rental collections and lease expiries, and recommend strategies to optimise, rental revenue and asset performance.
• Tenancy and Lease Management: Manage landlord-tenant relationships, resolve tenancy related matters and coordinate with relevant stakeholders on operational and leasing requirements.
• Tender Management and Administration: Prepare tender specifications and documentation, conduct tender evaluations and manage end to end tender process through to award.
• Tender Management and Administration: Develop appropriate tender strategies and evaluation criteria to achieve optimal outcomes and maximise asset value.
• Tender Management and Administration: Ensure tender processes comply with established policies, governance requirements and procedures.
• Project Development and Stakeholder Management: Plan and coordinate development initiatives, asset enhancement works and adaptive reuse projects, including monitoring implementation progress and deliverables.
• Project Development and Stakeholder Management: Engage and collaborate with internal and external stakeholders, consultants, operators and relevant authorities to facilitate project execution.
• Project Development and Stakeholder Management: Prepare business proposals, management reports and presentations and provide recommendations to senior management to support strategic decision making.
