Job summary

Perennial Holdings Private Limited in Singapore seeks an experienced Real Estate Leasing Manager to lead marketing and leasing initiatives across its portfolio. The role focuses on maximizing occupancy and revenue through strategic campaigns, site viewings, and negotiations with tenants.

You will oversee the full leasing lifecycle, coordinate with agents, and ensure compliance with regulations while delivering exceptional tenant service.

Qualifications

• Degree or Diploma in Real Estate, Marketing, Business, or related discipline.
• 8 years’ relevant experience in commercial property leasing and marketing.
• Experience in Pre-TOP leasing is preferred.
• Possess a Real Estate Salesperson Certificate (RES) is preferred.
• Self-driven, results-oriented, and able to perform effectively under pressure.
• Proficient in Microsoft Office applications.
• Proficient in English and comfortable with Chinese to communicate effectively with Chinese-speaking stakeholders where required
• Excellent communication, negotiation, and presentation skills.
• Ability to work both independently and collaboratively within a team environment.

Responsibilities

• Development and execution of marketing and leasing strategies to drive occupancy and revenue performance.
• Oversee end-to-end leasing processes, from initial enquiries through to lease execution.
• Conduct site viewings, presentations, and negotiations with prospective tenants.
• Development of brochures, video, and marketing collaterals, etc
• Identify and cultivate prospective tenants directly or through property agents to secure new leases and sales opportunities.
• Evaluate leasing opportunities and prepare RFP/RFI submissions where required.
• Negotiate commercial terms and finalise lease agreements in line with company objectives.
• Ensure all leasing and marketing activities comply with legal, regulatory, and ethical standards, including the accuracy of marketing materials and plans.
• Prepare and maintain regular reports on leasing performance, budgets, forecasts, and pipeline projections.
• Manage the full lease lifecycle, including renewals and tenancy-related matters.
• Liaise with external legal counsel on lease documentation and terms.
• Address tenant operational needs and ensure a high level of service delivery.
• Provide strategic advice on best-in-class design, floor plate layouts, and ESG/sustainability features to ensure new developments meet the evolving needs of global occupiers.
• Collaborate closely with project and building operations teams to ensure tenant requirements and commitments are fulfilled.
• Monitor market trends, competitor activities, and industry developments to inform leasing strategies.
• Build and maintain strong landlord-tenant relationships, proactively engaging tenants to understand and anticipate their needs.
• Expand and maintain a strong network of prospects and industry contacts to support leasing and sales growth.
• Any other duties as assigned.
