Job summary

IOI Properties (Singapore) Pte Ltd is seeking an experienced AEI Project Manager to lead asset enhancement initiatives in live assets. You will translate strategic plans into defined scopes, programmes and budgets, coordinating design, procurement and contractor activities to deliver quality outcomes.

The role requires strong project-management capabilities, excellent stakeholder communication, and a track record in AEI or capital projects within commercial properties.

Qualifications

• Strong project-management and coordination skills with a detailed approach.
• Sound understanding of design/construction processes and building services.
• Excellent stakeholder-management and negotiation abilities.
• Proven ability to manage procurement, contracts and cost controls.
• Experience leading AEI, redevelopment or major capital projects.

Responsibilities

• Translate asset plans into AEI scopes, budgets, programmes and strategies.
• Evaluate AEI potential, constraints, delivery risks and indicative costs.
• Develop briefs, feasibility studies, business cases, budgets and risk registers.
• Lead design development and coordination ensuring operational practicality.
• Plan procurement including scopes, tenders, evaluations and awards.
• Appoint and manage consultants and contractors with clear deliverables.
• Monitor scope, programme, cost, quality, safety and risks.
• Administer contracts with variations and final accounts.
• Coordinate authority submissions and stakeholder interfaces in live assets.
• Develop phased implementation to minimise disruption to services.
• Oversee testing, commissioning, handover and close-out.
