Job summary

Frasers Property Limited in Singapore seeks a seasoned professional to lead asset modelling and capital projects across our portfolio. You will build and maintain first-principles financial models, drive AEIs, and shape hold/sell and impairment decisions.

You will also own annual planning, budget negotiations with operators, monitor key performance metrics, and oversee valuation, reporting, and governance with auditors and advisors. Strong stakeholder management is essential.

Qualifications

• Experience building asset-level financial models from first principles.
• Experience in asset enhancement initiatives (AEIs) and hold/sell analyses.
• Experience preparing strategic papers for management and Board decisions.

Responsibilities

• Build, own and maintain asset-level financial models from first principles.
• Model AEI business cases, hold/sell scenarios, and operator structure options.
• Author strategic and approval papers for management and Board decisions.
• Prepare and own the annual business plan for each asset.
• Negotiate and defend annual Operating and CapEx budgets with operators.
• Monitor RevPAR, GOP margin, NOI and cash flow vs budget.
• Prepare analysis underpinning hold strategy and hold/sell reviews.
• Run monthly owner’s meetings and drive the commercial agenda.
• Benchmark operator performance and push for remediation plans.
• Oversee valuation exercises, reporting and audits.
