JUST TALENT PTE. LTD. is seeking a senior sales and marketing lead to plan and execute residential initiatives across the development lifecycle in Singapore.

Qualifications

• Degree in Real Estate, Business, Marketing or related discipline.
• 8+ years of residential property sales and marketing experience in Singapore.
• Proven experience supporting planning and launch of residential development projects.
• Good understanding of Singapore residential market, buyer trends and regulations.
• Familiarity with product planning, project positioning, pricing and sales processes.
• Commercially minded with strong analytical, problem-solving, strategic thinking and project-management skills.
• Able to work with internal teams and external stakeholders including JV partners, agencies and consultants.
• Fluent business English; Mandarin required for regular communications.

About the role

Reporting to the Head of Sales and Marketing, you will support the planning and execution of the Company's residential sales and marketing activities across the development lifecycle, from product planning and project launch through ongoing sales and project completion.

You will work closely with internal teams, JV partners, property agencies, creative agencies and consultants to implement sales strategies, monitor market developments and deliver residential project launches effectively.

Key responsibilities

• Work with the Business Development and Project teams, JV partners, architects and consultants from the concept stage to support product planning, unit mix, layout optimisation and project positioning.
• Research buyer preferences, competitor projects, pricing and market trends to support product positioning and sales recommendations.
• Provide market inputs for land acquisition and tender exercises, including competitor analysis, pricing benchmarks, product positioning and sales projections.
• Support feasibility studies for investment decisions with relevant market and sales insights.

Sales and marketing execution

• Support the development and implementation of sales strategies for residential projects.
• Monitor sales performance, market conditions and competitor activity, and recommend appropriate pricing, sales programmes and inventory actions.
• Assist with pricing reviews and prepare pricing proposals based on market feedback, competitor analysis and sales performance.
• Work with JV partners, property agencies and agents to gather market feedback, support sales initiatives and maintain momentum.
• Coordinate with appointed creative agencies and consultants on branding, marketing communications and promotional activities.
• Assist in developing sales programmes, including agency engagement and commission structures where required.
• Support new launches, subsequent sales phases and other sales initiatives, including show-flat readiness, sales documentation and marketing materials.
• Prepare and review marketing materials, sales documentation, show-flat requirements and launch‑related deliverables.

Market intelligence, reporting and compliance

• Monitor residential market trends, competitor activity, buyer preferences and relevant regulatory developments.
• Conduct regular market research and site or show‑flat visits to identify emerging trends and gather actionable intelligence.
• Prepare market reports, competitor analyses, sales updates and presentations for the Head of Sales and Marketing, Management and other stakeholders.
• Maintain accurate market and project data to support sales, pricing and future development strategies.
• Ensure sales and marketing activities comply with relevant regulatory requirements and company procedures.
• Support other sales and marketing initiatives across the Company's current and future residential developments as required.

Requirements

• Degree in Real Estate, Business, Marketing or a related discipline.
• At least 8 years of relevant experience in Singapore residential property sales and marketing, preferably including recent private residential development experience.
• Proven experience supporting the planning and launch of residential development projects.
• Good understanding of the Singapore residential property market, buyer trends and relevant regulations.
• Familiarity with product planning, project positioning, pricing and sales processes.
• Commercially minded, with strong analytical, problem‑solving, strategic thinking and project‑management skills.
• Able to work effectively with internal teams and external stakeholders, including JV partners, consultants, creative agencies and property agencies.
• Strong communication, coordination and stakeholder‑management skills.
• Self‑driven and able to perform effectively in a fast‑paced, project‑based environment.
• Fluent business English is required. Business‑level Mandarin is also required for regular communication with Mandarin‑speaking internal and external stakeholders, including JV partners and consultants.
• Available to support weekend sales launches and marketing events when required.
