Sunray Woodcraft Construction Pte Ltd is seeking a Junior Quantity Surveyor to support the contracts department with cost estimation, tender preparation, and contract administration across construction projects.
You will assist in procurement, data gathering, and maintaining records while ensuring cost-efficiency and timely payments throughout the project lifecycle.
A Junior Quantity Surveyor supports the contracts department in managing the financial and contractual aspects of construction projects. They assist in cost estimation, tender preparation, contract administration, and site assessments. They’re also responsible for maintaining records, assisting with procurement, and ensuring cost-efficiency throughout the project's lifecycle.
Claims Processing
Process claims, verifying data accuracy, providing reports and supporting by ensuring timely and accurate payments.
Contract Administration and Management
Monitor contract compliance, track milestones, maintain databases and communicate with stakeholder on contract information
Contract Preparation, Evaluation, Negotiation and Tendering
Support tendering activities through contract preparation, tasks evaluation, data gathering, information gathering and document preparation for entire tendering process.
Payment Response Processing
Process Payment Response, verifying data accuracy, providing reports and supporting by ensuring timely and accurate payments.
Procurement
Assist with the end-to-end procurement process, including document preparation, subcontractor enquiry packages, and bid compilations.
Variation Orders Management
Assist in identifying, measuring, and valuing variations and changes on-site. Prepare and compile variation order documents for submission, evaluation, and negotiation.
Final Account Settlement & Reporting
Assist in gathering closing documentation to support the final account reconciliation and settlement processes with clients and subcontractors.
Takes up quantity as per BQ and the detailed breakdown in the Excel sheet;
Reviews tender pricing with manager; understands the project schedule, profit margin and goodwill discount; attends tender interviews; goes through tender reply with manager and prepares reply accordingly;
Seeks quotation from the respective trades and follows up on submission of quotations;
Reviews letter of appointments, contract drawings and documents and to highlight any deviation from the tender;
Attends project kick off meetings and brief the scope of works with project team and management;
Follows up on making arrangements for sample submission;
Negotiates with the respective supplier and appoints the specialist sub-contractors based on trade;
Ensures the timely submission of VO cost on day to day or weekly basis and communicates with the project manager; timely submission of monthly progress claims; final account closing;
Submits the progress claim on monthly basis;
Follows up effectively on payment certificate and payment with the clients;
Certifies sub-contractors claims based on site progress and quantity;
Submits the warranty based on contractual terms;
Any other duties as may be assigned.
Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
Proven experience as a Quantity Surveyor or in a similar role within the construction industry.
Strong analytical and numerical skills, with attention to detail.
Proficiency in cost estimating and quantity takeoff techniques.
Knowledge of construction contracts, procurement methods, and relevant regulations.
Excellent communication and negotiation skills.
Ability to work effectively in a team environment and under pressure.
Proficiency in relevant software tools such as Excel, CostX, Bluebeam, or similar.
Knowledge of Revit, Navisworks, or Tekla is a bonus
