Job summary

Nakano Singapore (Pte) Ltd is seeking motivated Quantity Surveyors to support building construction projects across Singapore. Multiple positions exist in Cost Planning, Cost Management, Contract Administration and Site QS functions.

Applicants are encouraged to indicate preferred QS function in their resume. Responsibilities span take-offs, tendering, cost control, variation orders and final accounts, with site work across Singapore.

Qualifications

• Minimum 3 years of relevant experience in building construction.
• Diploma or Bachelor’s Degree in Quantity Surveying or related field.
• Experience in cost planning, cost estimation, tendering, and contract administration.
• Familiar with progress claims, variation orders, project costing and final accounts.
• Proficient with construction drawings and specifications.
• Willing to work at project sites across Singapore.

Responsibilities

• Perform quantity take-offs and prepare tender BQs.
• Source and evaluate subcontractor and supplier quotations.
• Prepare cost estimates, tender pricing and submissions.
• Review tender specifications, clarifications and addenda, and incorporate related pricing changes.
• Support value engineering and cost optimization exercises.
• Monitor project costs and budgets throughout project execution.
• Prepare, evaluate, and negotiate variation orders and claims.
• Manage subcontractor procurement, progress claims, and final account settlements.
• Prepare project cost reports and cash flow forecasts.
• Ensure compliance with contractual obligations and company procedures.
• Oversee overall project cost performance, commitments and forecast final costs, and identify potential cost overruns and commercial risks.
• Review major subcontract awards, variations claims and final accounts and provide commercial advice and recommendations to project teams and management.
• Manage contractual matters, including claims, extensions of time, loss and expense, disputes and other contractual issues.
• Ensure proper commercial close-out and settlement of project final accounts.
• Carry out site measurements and valuation of completed works.
• Verify subcontractor work progress and payment claims.
• Coordinate with project teams on cost, contractual, and commercial matters.
• Support site operations on quantity and cost-related issues.

• Monitor subcontractor progress, costs, scope of works and highlight potential cost overruns or discrepancies to management.


• Prepare and evaluate subcontractor variations, claims and supporting documentation.


• Assist in subcontractor procurement, comparison and commercial negotiations.


• Maintain records of measurements, variations, site instructions and other cost related matters and assist in final account settlement.

Job Requirements:

• Minimum 3 years of relevant experience in the building construction industry.


• Diploma or Bachelor's Degree in Quantity Surveying, Building Construction Management, or a related discipline.


• Experience in quantity take-off, cost planning, cost estimation, tendering, and contract administration.


• Familiar with progress claims, variation orders, project costing, and final accounts.


• Able to monitor project costs and evaluate subcontractors' work for payment and final account purposes.


• Good knowledge of construction drawings and specifications.


• Proficient in Microsoft Office; knowledge of CostX, Glodon, or similar QS software is an advantage.


• Meticulous, independent, and able to meet project deadlines.


• Good communication skills and a team player.


• Willing to work at project sites across Singapore.
