Job summary

YCM CONSTRUCTION PTE. LTD. is seeking a seasoned Quantity Surveyor to manage tendering, contract administration and variation orders on landed house projects. The role involves preparing quotations, sub-contract and purchase orders, and ensuring compliance with building regulations.

You will measure quantities, negotiate with clients and sub-contractors, and develop cost reduction strategies to maximize project value while meeting tight deadlines.

Qualifications

• Degree or Diploma in Building or equivalent required.
• Minimum 3 years of relevant experience as a QS on landed houses.
• Proven ability in contract negotiation and variation orders.
• Meticulous, analytical, and able to meet tight deadlines.

Responsibilities

• Prepare monthly progress claims and payments to clients and sub-contractors.
• Prepare and evaluate quotations, and handle sub-contract agreements and purchase orders.
• Evaluate quotations and negotiate with clients and sub-contractors on contractual issues.
• Measure quantities, prepare variation orders and final accounts.
• Develop cost reduction strategies to enhance project value.

Job description

• Prepare Monthly Progress Claim to Client.
• Prepare Monthly Progress Payments of Sub-contractors.
• Prepare Request for Quotations for various work requirements.
• Evaluation and comparison for the received quotations.
• Prepare for Subcontract Agreement, Work Order and Purchase Order.
• Handle variation orders/claims to Client and of Sub-contractors.
• Discussion and negotiation with Client and Sub-contractor for contractual issues.
• Obtaining quotations, liaising and negotiate with sub-contractors and suppliers
• Allocate work to contractors and subcontractors to facilitate the smooth workflow process.
• Responsible for measuring quantities and taking off
• Prepare Variation Orders, claims, final accounts, settlement and sub-contractor payments
• Prepare tender and contract documents in accordance to the building and construction regulations.
• Develop cost reduction strategies to enhance the overall value of the project.

Job Requirements

• Degree / Diploma in Building or its equivalent
• At least 3 years of relevant working experience in landed houses as a main contractor QS
• Proven ability in contract negotiation, contract administration & variation orders
• Able to work independently, be meticulous, analytical with excellent problem-solving skills, proactive, a good team player & able to meet tight deadlines
