About the Role
We are looking for a MARKET RESEARCH ANALYST (REAL ESTATE & PROPERTY DEVELOPMENT) who will provide research, analytical insights, and coordination support across our property and investment activities.
Key Responsibilities
- Conduct detailed research on Singapore’s commercial, industrial, and residential property markets.
- Analyse demographic trends, pricing movements, transaction data, and supply–demand indicators.
- Identify market opportunities, risks, emerging concepts, and development trends for HLH projects.
- Prepare market insight reports and briefs for senior management.
A. Market & Sector Research (Singapore Commercial & Residential)
- Benchmark comparable commercial, residential, and mixed‑use developments across Singapore.
- Analyse pricing structures, rental benchmarks, layouts, amenities, and market positioning.
- Prepare comparison dashboards and competitive analysis reports to support strategic decision‑making.
B. Competitor Analysis & Benchmarking
- Assist in developing feasibility studies, including pricing models, demand projections, development cost outlines, and ROI assessments.
- Support financial modelling covering cashflow forecasts, IRR, NPV, breakeven scenarios, and sensitivity analysis.
- Conduct preliminary evaluations on land opportunities, redevelopment options, and investment propositions.
C. Financial Analysis & Feasibility Support
- Research URA guidelines, land‑use planning parameters, zoning controls, and policy updates relevant to HLH’s development pipeline.
- Compile planning insights, regulatory requirements, and design considerations for concept development.
- Prepare case studies, land‑use analyses, and development rationale reports.
D. Planning, Regulatory & Development Research
- Prepare high‑quality presentations, investor decks, and briefing materials for senior leadership.
- Translate analytical findings into clear charts, visuals, and concise executive summaries.
- Draft concept papers, proposal memos, and strategic documentation to support internal approvals and external discussions.
E. Presentation, Reporting & Executive Communication
- Work closely with development, design, finance, operations, and project teams on research and analytical inputs.
- Coordinate with external consultants, valuers, research agencies, and regulatory partners.
- Support due diligence, internal submission requirements, and project documentation.
F. Cross‑Functional Collaboration & Project Coordination
- Maintain databases of property transactions, market benchmarks, regulatory updates, and project references.
- Monitor ongoing market shifts, construction cost trends, design innovations, and ESG‑related development directions.
- Provide periodic updates and insights for management dashboards and strategy discussions.
G. Knowledge Management & Market Monitoring
- Provide executive‑level coordination support to ensure smooth workflow across property and investment activities.
- Manage meeting schedules, prepare minutes and follow‑ups, and coordinate project timelines.
- Organise documents, filing systems, and key records related to tenders, valuations, approvals, and project development.
- Liaise with internal stakeholders for approvals, signatures, procurement routing, and cross‑departmental coordination.
- Support leadership with structured summaries, documentation, and well‑prepared briefings.
H. Executive Support & Departmental Coordination
- Bachelor’s degree in Real Estate, Finance, Business, Economics, or related field.
- 1–3 years’ experience in property analysis, market research, valuation, or investment support.
- Proficient in Excel (modelling, analysis) and PowerPoint (presentations).
- Strong analytical skills with ability to interpret market data and trends.
- Good understanding of URA guidelines, property regulations, and Singapore real estate market (advantageous).
- Excellent communication, coordination, and report‑writing skills.
- Organized, detail‑oriented, and able to manage multiple tasks independently.
- Professional, discreet, and comfortable supporting senior management.
