Job summary

STRAITS CONSTRUCTION SINGAPORE PRIVATE LIMITED is seeking an experienced Architect to lead architectural coordination on private residential projects. You will review drawings, liaise with consultants, and ensure compliance with budget and schedule.

The role requires 5–8 years of relevant experience, strong BIM knowledge, and ability to manage subcontractors. You will coordinate with Civil, Structural, and Building Services teams and prepare as-built documentation and handover packages.

Qualifications

• Degree in Architecture or related discipline required.
• 5–8 years of relevant experience, preferably in private residential projects.
• Able to lead and coordinate subcontractors to ensure smooth progress and high quality.
• Independent, diligent and motivated with good team spirit.

Responsibilities

• Liaise with consultants and authorities on architectural matters.
• Review shop drawings, material submissions, MOS, etc.
• Take the lead in VDC for architecture-related matters.
• Review contract documents and scope of works.
• Monitor and coordinate architectural site works to ensure schedule and budget compliance.
• Establish the QC Plan with Quality and Service Department.
• Track material usage vs. quantities monthly.
• Coordinate drawings across disciplines (Civil, Structural, Building Services).
• Lead tile and wall setting-out plans.
• Cross-check BIM models against contract drawings.
• Lead subcontractor & technical meetings for architecture.
• Prepare RI and TOP checklists.
• Attend material submissions, sample boards, trade demos and shop drawings; review consultants' comments.
• Assist in vendor selections to meet project specs.
• Lead preparation of as-built drawings and O&M documentation.
• Coordinate handover to owners, authorities, MA, etc.
• Assess subcontractors’ claims and progress claims.
• Ensure safe work environment and perform ad hoc duties.

Job Responsibilities:

• Liaise with consultants and relevant authorities on all architectural matters.
• Review shop drawings, material submissions, method statements (MOS), etc.
• Take the lead in VDC for architecture-related matters.
• Review contract documents and scope of works.
• Monitor and coordinate overall architectural site works to ensure compliance with the project schedule and budget.
• Establish the QC Plan in coordination with the Quality and Service Department.
• Track and monitor actual material usage against computed quantities on a monthly basis.
• Review and coordinate drawings across various disciplines, including Civil & Structural and Building Services.
• Take the lead in tile and wall setting-out plans.
• Monitor variation orders (VO) and back charges.
• Cross-check BIM models against contract drawings.
• Take the lead in subcontractor meetings and technical meetings for architecture-related matters.
• Prepare checklists for RI (Architectural) and TOP.
• Attend to architectural material submissions, sample boards, trade demonstrations and shop drawing submissions, and review comments from consultants.
• Assist in reviewing architectural vendor selections to ensure compliance with project specifications.
• Take the lead in the preparation of as-built drawings and O&M documentation.
• Coordinate the handover to owners, Town Council, authorities, MA, etc.
• Assess subcontractors’ claims and progress claims.
• Ensure all work activities are carried out in a safe working environment.
• Perform other ad hoc duties as assigned by the immediate supervisor or Management.

Job Requirements:

• Degree in Architecture or a related discipline.
• Minimum five (5) to eight (8) years of relevant experience, preferably in private residential projects.
• Able to lead and coordinate subcontractors to ensure smooth progress of works, high quality standards and minimal defects.
• Independent, diligent and highly motivated, with good team spirit.
• Good knowledge of architectural specifications and BCA quality requirements.
• Proficient in Microsoft Office, with knowledge of BIM.
