Job summary

Hines is seeking a Leasing Officer for a mall property in Singapore. You will handle leasing, tenant relations, and lease administration while driving revenue through tenant acquisitions and renewals.

You will support marketing initiatives and oversee lease documentation, notices, and security deposits. You will also assist with tenancy documentation, early termination negotiations, tenancy scheduling, budgets, and rent collection.

Qualifications

• Bachelor’s degree or diploma in Business or Real Estate.
• 2+ years of related experience and/or training.
• Prior specialty leasing experience in commercial or retail properties preferred.
• Must possess or be able to obtain a CEA salesperson’s license within a short period of time.
• Strong verbal and written communication skills; good interpersonal skills.

Responsibilities

• Serve as the leasing, lease administration, and tenant relations officer for a Hines owned mall.
• Drive revenue by prospecting new tenants and renewing short-term license agreements and long-term leases.
• Formulate, develop, and implement marketing strategies for the mall.
• Handle general administration of all lease documentation.
• Serve contractual notices required for tenancy expiration under instruction from landlords.
• Assist with delivery of possession to new tenants and manage collection/refund of security deposits.
• Support legal documentation for new and existing tenancies, early termination, and negotiate compensation for early termination.
• Update tenancy schedules and prepare budgets for submission to landlords.
• Monitor rental payments, recover arrears, and initiate necessary actions to ensure timely settlement.
• Support and shadow the Centre Manager on negotiating and monitoring lease terms, preparing retail plans shop-by-shop, and producing accurate forecasts for renewals, market reviews, vacancies, and critical tenants.
• Attend to tenancy-related matters, conduct market and competitor analysis.
• Conduct marketing sales calls, site viewings, and presentations.
• Manage tenant relations: maintain contact, resolve tenant requests, visit tenants regularly, and plan/implement customer care programmes and events.
