The Assistant Manager is responsible for:
Project Management
- Oversee all management of projects from proposal acceptance through to installation
- Maintain production within specific guidelines for production efficiency, product re-work and control wastage amounts
- Conduct meeting with the team to discuss progress on all current projects
- Coordinate additional meetings as required with key staff to move projects forward
- Ensure that completed projects meet the specification and predetermined internal quality standards
- Manage project calendar and flow to ensure timely completion
Building/Store Management
- Overall management, planning and control of daily, weekly, and monthly servicing of the building and stores
- Manage work assignment and allocation of staff
- Support operational risk and audit process for the purpose of preventive maintenance
- Evaluate current processes and recommend improvements
- Adhere to and be familiar with all Health and Safety requirements
- Train and supervise FC and Exe to execute all maintenance request promptly
- Manage/Control maintenance budgets
Stores Renovation/Store Image Face-Lift
- Plan and execute store renovation/face-lifting
- Plan/control budget
- Provide assurance of successful execution of the renovation/face-lift and compliance with required specification
- Maintain good working relationship and communication with all contractors/suppliers
- Train and supervise staff to help to oversee the progress of the renovation/face-lift
Security Alarm/CCTV Systems/Safe
- Create, plan and recommend security standards and procedures for HQ and stores to safeguard company assets
- Monitor security policies and procedures to ensure compliance with internal security policies, licensing requirement, or applicable government security requirements and directives
- Conduct, evaluate and assess overall effectiveness of the security processes
- Propose and review security-related supplies and equipment
- Develop budgets for security operations
- Communicate security status and updates with HQ and stores
- Coordinate security operations and activities in accordance with laws enforcement
- Abreast of changes and make appropriate recommendation and update
- Train and supervise staff on company security rules and procedures
- Oversee and manage emergency management and contingency planning
- Train and supervise staff to follow up on the maintenance schedule
Leasing
- Lease out and manage the Group's properties which include but not limited to, prospecting, presenting, negotiating, securing, and attending to all tenancy related matters
- Manage the Group's properties to ensure that they are in good and tenantable condition and attending to all facilities related issues
- Draft and review tenancy agreements
- Handle rental arrears
- Establish, develop, and manage long-term customer relationships in order to maintain good landlord and tenant relationships
Perform other ad-hoc duties as assigned
Qualifications & Experience Required
- Degree or Diploma in Real Estate Management/ Building/ Facilities Management or related discipline
- 4 years of relevant experience preferably in retail space, leasing or building management
