Job summary

CapitaLand invites you to join the Asset Management team in Singapore, reporting to the Director of Asset Management. You will help manage budgeting, financial and asset performance analyses for retail and commercial assets across properties and portfolios.

You will build and maintain financial models, support dashboards, conduct market research on market trends and tenant behavior, and assist in asset enhancement initiatives and cross-functional projects to drive productivity and risk control.

Qualifications

• Bachelor level degree in Business, Real Estate, Finance or related field.
• Strong numerical and analytical abilities.
• Proficiency in data analytics to support decision-making.

Responsibilities

• Develop and maintain financial and asset models for retail and commercial assets.

Job Description

You will be part of the Asset Management ( Commercial Management ( Singapore ) ) – Retail & Commercial team and reporting to the Director, Asset Management.

Job Responsibilities

Budgeting, Financial & Asset Performance Analysis

• Assist in developing and maintaining financial and asset models to evaluate and report on the performance of both retail and commercial assets, at the property and portfolio level.
• Support the preparation of performance dashboards and management reports to provide insights and track key metrics.
• Support the preparation and consolidation of annual budgets, reforecasts, and financial projections across the retail and commercial portfolios.

Market Research & Analysis

• Conduct research and compile analysis on retail and commercial market trends, tenant behaviour, catchment demographics, and competitive landscapes.
• Prepare market intelligence reports to support leasing, positioning, and investment decisions.

Asset Management Support

• Contribute to asset management strategies for both retail and commercial properties, including performance benchmarking, positioning, tenant/trade mix ( for retail ), and space utilization ( for commercial ).
• Assist in the planning and execution of asset enhancement initiatives tailored to the specific needs of each asset class.

Initiatives & Projects

• Assist in the formulation and implementation of asset-specific or portfolio-wide initiatives, including leasing, marketing, digitalization, sustainability, and operational excellence projects.
• Provide coordination and analytical support for cross-functional or ad-hoc projects.
• Identify and propose improvements to internal processes, reporting tools, and workflows to enhance productivity, data accuracy, and stakeholder visibility.

Risk & Compliance Support

• Facilitate risk assessments and reporting by working closely with asset managers and compliance teams to ensure alignment with internal controls and risk management frameworks.

Job Requirements

• Good degree in Business, Real Estate, Finance, or a related field, with strong quantitative skills, a solid foundation in financial analysis, and proficiency in data analytics to support decision-making and performance evaluation.
• Highly numerate with sharp analytical, research and problem-solving skills and strong attention to detail
• Proactive and results driven
• Ability to work within a team environment
• Self-driven and able to work within tight deadlines
• Strong interpersonal and communication skills
• 2-3 years of work experience preferred but fresh graduates are also welcomed
