Job summary

Digital Realty seeks a Regional Due Diligence Lead for APAC to oversee pre-development technical due diligence and site feasibility across the regional portfolio. You will evaluate technical and commercial viability, identify constraints, risks, costs, and development pathways to inform acquisition decisions and enable successful project delivery.

You will collaborate with Acquisitions, Legal, Development, and Design teams, as well as external consultants, to ensure robust due diligence,

Qualifications

• Significant senior-level experience in site development, design, construction, or development management across multiple jurisdictions.
• Proven ability to lead cross-functional due diligence and site feasibility for large-scale projects.
• Strong knowledge of zoning, permitting, entitlements, utility coordination and site development regulations.
• Experience developing entitlement, permitting and utility strategies to enable project execution.
• Excellent organizational and project management skills for concurrent acquisitions.
• Ability to procure and manage consultant scopes, schedules and budgets.

Responsibilities

• Own regional due diligence governance, planning, permitting, sequencing, and process improvements.
• Lead and coordinate technical due diligence, site feasibility, and development readiness for potential sites globally.
• Assess technical and commercial viability to inform acquisition decisions.
• Provide technical input for existing and new market evaluations to Acquisitions.
• Review materials for accuracy, completeness, and development viability.
• Develop strategies for entitlements, permitting, and utility connections with stakeholders.
• Coordinate with land use attorneys, engineers, environmental and utility consultants to assess risk and schedules.
• Consolidate inputs from Design, Construction, Masterplanning, Development and Legal to form development schedules.
• Ensure due diligence aligns with development standards and commercial objectives.
• Structure reports and present findings to senior leadership; inform investment decisions.
• Develop scalable due diligence processes and tools for global expansion.
• Act as regional authority, delivering clear recommendations on site viability, risks, and development strategy.
