Job summary

Dar Al Riyadh Group in Riyadh seeks a Senior Construction Supervisor to lead the construction supervision team for a large-scale mixed-use development. You will oversee villas, townhouses, apartments, and commercial components, ensuring compliance with drawings, specs, and authority requirements.

Responsibilities include coordinating multiple interfaces, reviewing programs, leading multidisciplinary teams across architectural, structural, MEP, and landscape disciplines, and delivering milestones

Qualifications

• Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related field.
• Minimum 15 years of construction supervision and project-management experience.
• Experience with villas, townhouses and multi-unit apartment buildings.
• Strong knowledge of FIDIC contracts, codes, and authority requirements.
• Proficiency with Primavera P6 or MS Project and MS Office tools.

Job description

• Lead the construction supervision team and manage the delivery of a large-scale mixed-use residential and commercial development.
• Supervise the construction of detached and semi-detached villas, townhouses, and multi-unit apartment buildings.
• Oversee the delivery of residential unit types, including studios and one-, two-, and three-bedroom apartments.
• Manage the construction supervision of retail, F&B, and Grade-A office components.
• Oversee the delivery of the central clubhouse, amenities, parkway, public spaces, landscaping, and associated infrastructure.
• Ensure all works comply with approved drawings, specifications, contracts, authority requirements, and applicable codes.
• Lead multidisciplinary supervision teams covering architectural, structural, civil, MEP, infrastructure, landscape, quality, and HSE disciplines.
• Review contractor programmes, construction methodologies, resource plans, procurement schedules, and recovery plans.
• Monitor project progress, quality, cost, safety, risks, and key milestones.
• Coordinate interfaces between residential, commercial, clubhouse, landscape, infrastructure, and utility works.
• Chair progress, technical, coordination, quality, and risk-management meetings.
• Review contractor shop drawings, material submittals, RFIs, method statements, and technical proposals.
• Manage design changes, site instructions, variations, claims, and Extension of Time matters in coordination with commercial and planning teams.
• Ensure consistency and quality across repetitive residential units through approved mockups and benchmark units.
• Monitor testing, commissioning, authority inspections, snagging, and phased handovers.
• Manage client, consultant, contractor, developer, operator, and authority relationships.
• Provide executive progress reports, forecasts, risk assessments, and recommendations to senior management.
• Lead project closeout, including as-built drawings, O&M manuals, warranties, final accounts, and handover documentation.
• Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related discipline.
• Minimum 15 years of construction supervision and project-management experience.
• Valid Saudi Council of Engineers registration is mandatory for projects in Saudi Arabia.
• Demonstrated experience delivering villas, townhouses, and multi-unit apartment buildings.
• Experience with commercial facilities, including retail, F&B, and Grade-A office developments.
• Experience delivering clubhouses, community amenities, parkways, public-realm works, landscaping, and supporting infrastructure.
• Strong experience working for an engineering consultancy, construction supervision consultant, developer, or project-management consultant.
• Proven ability to lead multidisciplinary construction supervision teams.
• Strong knowledge of project planning, quality management, HSE, contract administration, cost control, risk management, and handover.
• Experience managing repetitive residential units, mockups, prototype units, phased completion, and multiple work fronts.
• Strong understanding of civil, structural, architectural, MEP, landscape, roads, utilities, and infrastructure interfaces.
• Sound knowledge of FIDIC contracts, applicable building codes, and authority requirements.
• Proficiency in project-management and reporting systems, including Primavera P6 or Microsoft Project.
• PMP, RICS, CIOB, or an equivalent professional certification is preferred.
• Strong leadership, decision-making, negotiation, reporting, and stakeholder-management skills.
• Fluency in written and spoken English is mandatory; Arabic is preferred.
