Job summary

Qiddiya | القدية is seeking a Senior Manager - Delivery to own end-to-end project delivery for large hospitality developments in Riyadh. You will direct delivery partners, consultants, and contractors to ensure on-time, on-budget delivery while upholding quality, brand standards, and operational readiness across multiple hotels.

Qualifications

• Bachelor’s degree in civil/architecture/construction disciplines required.
• Minimum 7 years in construction or project delivery, large-scale hospitality or complex buildings.
• Experience with multidisciplinary teams including consultants and client-side delivery.
• Strong understanding of construction methods, controls and QA processes.
• Excellent stakeholder coordination and communication abilities.
• Proficiency with project management software and tools.

Responsibilities

This role will be responsible for the full delivery lifecycle of large‑scale hospitality developments comprising a portfolio of hotel developments including ultra-luxury, luxury, and mid-scale assets delivered through multiple construction contracts and ensuring delivery on time and within budget, while achieving the highest standards of quality, brand compliance, and operational readiness across all hospitality assets.

Role Overview

The Senior Manager - Delivery will take full developer‑side accountability for end‑to‑end project delivery, providing clear direction to delivery partners, construction supervision consultants, contractors, and suppliers. This role will be responsible for the full delivery lifecycle of large‑scale hospitality developments comprising a portfolio of hotel developments including ultra-luxury, luxury, and mid-scale assets delivered through multiple construction contracts and ensuring delivery on time and within budget, while achieving the highest standards of quality, brand compliance, and operational readiness across all hospitality assets.

Key Responsibilities

• Lead the day-to-day delivery of assigned hospitality projects, ensuring alignment with overall project objectives, development requirements, and approved execution strategies
• Engage and manage relationships with key stakeholders, including governmental entities, contractors, and operators
• Coordinate across design, engineering, construction, procurement, and operator teams to support smooth execution and timely resolution of project issues
• Identify risks, issues, and delays early and implement corrective actions to maintain project outcomes
• Support the development and implementation of delivery plans, schedules, and budgets in coordination with senior delivery leadership and stakeholders
• Conduct regular site visits to monitor progress, quality, and compliance with design intent and safety standards
• Ensure successful project close‑out, commissioning, and handover to operations teams
• Assist in managing contractor claims and contractual issues in coordination with senior management and commercial functions
• Coordinate project close‑out activities, including testing, commissioning, snagging, and readiness for handover to operations
• Support integration of pre‑opening activities with operators to ensure readiness for launch, including coordination of soft opening preparations and operational requirements
• Prepare regular project progress reports and updates for internal stakeholders and senior delivery management

Continuously review and improve project management methodologies and processes in line with best practices.

Requirements

• Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related discipline
• Minimum 7 years of experience in construction or project delivery, preferably with exposure to large‑scale hospitality, mixed‑use, or complex building projects
• Experience working within multidisciplinary project teams, including consultants, contractors, and client‑side delivery teams.
• Strong understanding of construction methodologies, project controls, and quality management processes.
• Good communication and coordination skills, with ability to manage multiple stakeholders at project level
• Excellent understanding of construction methodologies, project management standards, and quality assurance processes
• Proficiency with project management software and tools
