Job summary

Chalhoub Group is seeking a Leasing & Property Manager to oversee the group’s retail portfolio in the region, including site selection, lease negotiations, budgeting, store openings, and contract uploads to government platforms.

You will work with cross-functional teams across planning, legal, finance, and marketing to optimize location strategy and ensure lease terms align with business guidelines. The role is based in Jeddah, Saudi Arabia, and offers a dynamic, luxury retail environment.

Qualifications

• Proven experience in managing retail property portfolios and lease negotiations.
• Analyze budgets and forecast financial performance for stores.
• Plan store openings and evaluate new locations.
• Perform due diligence on prospective locations and mall profiles.
• Ensure lease terms comply with legal and company guidelines.
• Prepare weekly/monthly/annual progress reports on performance.
• Coordinate marketing initiatives for the portfolio.
• Negotiate leases in line with budgets and business conditions.

What you'll be doing

The role is responsible for managing the organization’s retail property portfolio, including site selection, lease negotiations, budget analysis, store openings, and uploading leasing contracts to government platforms.

What you’ll need to succeed

Organizational:

Follow all relevant Division policies, processes and standard operating procedures so that work is carried out in a controlled and consistent manner.

Operational:

Follow the day-to-day activities related to own job with minimal supervision to ensure continuity of work.

Planning:

Prepare and implement leasing plans and leasing tactics to exploit the current market supply (malls) and generate future locations for retail network outlets.

Prepare a target list of prospective locations suitable for the type of outlets required for the business.

Prepare mall profile and perform due diligence on prospective locations as appropriate.

Negotiate and finalize lease terms in line with prevailing business guidelines, budgets, and any other conditions required by the business.

Legal:

Ensure that all documentation is correctly prepared and is signed by the authorized stakeholders.

Maintain awareness of local legal procedures and practices, ensuring they are upheld and/or not contradicted in lease terms.

Ensure that lease agreements are renewed in time and changes in terms and condition or rentals are correctly recorded.

Financial Analysis and Reporting:

Prepare progress reports on weekly/monthly/annual basis as appropriate, on the current status of the business; provide comments on the assessment of future market trends and prospects and propose measures and strategies to achieve or exceed the projected target.

Evaluate historical performance, and market information on future market trends, to arrive at a rational budget projection both in terms of units and revenue so as to contribute effectively to meeting company's overall objectives set for the year.

Review the actual performance against budget on a regular basis to ensure that projected units and revenue targets are being achieved. In case of a short fall, examine the reasons and take corrective measures to bring it back on target.

Marketing:

Undertake Marketing Initiatives as applicable to the portfolio including competition database and new marketing strategy that is within the budget, not exhaustive and reviewed and updated as necessary.
