Job summary

Specialized Security Service S3 is seeking a seasoned Project Manager to lead Operation & Maintenance projects in Riyadh. You will oversee security and ELV systems, manage engineers and technicians, and ensure delivery within scope, budget and schedule.

The role requires 5–7 years in PM, with CCTV/Access Control/VMS experience, strong leadership and English proficiency. PMP/ITIL and ELV certifications are a plus.

Qualifications

• Bachelor’s degree in Electrical Engineering, Electronics Engineering, Communications Engineering, Computer Engineering or related discipline.
• PMP certification is preferred.
• ITIL certification or O&M/Services Management certifications are advantageous.
• Specialized courses or certifications in ELV / Security Systems are preferred.
• 5–7 years of experience in Project Management, preferably in O&M projects.
• Experience in Security Systems and ELV projects; knowledge of CCTV, Access Control, VMS, Perimeter Security, Networks.
• Strong communication, leadership, problem-solving and decision-making skills.

• Manage and execute Operation & Maintenance (O&M) projects, ensuring compliance with the scope of work, budget, schedule, and contractual requirements.
  
• Supervise preventive and corrective maintenance activities for Security Systems and Extra-Low Voltage (ELV) systems.
  
• Manage and direct the project team, including engineers and technicians, assign tasks, and monitor performance levels.
  
• Ensure the achievement of agreed Key Performance Indicators (KPIs) and Service Level Agreements (SLAs) with the client.
  
• Monitor the quality of executed works and ensure compliance with technical requirements, quality standards, and health and safety requirements.
  
• Manage project risks and operational issues and establish appropriate procedures and solutions to address them.

Duties and Responsibilities

• Prepare and monitor preventive and corrective O&M plans and schedules, and follow up on work orders, service requests, and breakdowns until closure within the specified timeframe.
  
• Supervise the operation and maintenance of Security Systems and ELV systems, including CCTV, Access Control, VMS, Perimeter Security, and Networks.
  
• Manage engineering and technical teams, allocate tasks and resources, and monitor performance and training requirements.
  
• Review work orders, technical reports, and maintenance reports; prepare and monitor KPIs and SLAs and submit them to management and the client.
  
• Follow up on project requirements for spare parts, tools, and equipment, and coordinate with Procurement, Warehouses, Suppliers, and Contractors.
  
• Monitor the project scope, budget, costs, and execution quality, ensuring compliance with the contract, quality requirements, occupational health, and safety requirements.
  
• Coordinate with the client, conduct regular meetings, and follow up on comments, requirements, and corrective actions.

Requirements

Education & Qualifications

• Bachelor’s degree in Electrical Engineering, Electronics Engineering, Communications Engineering, Computer Engineering, or a related engineering discipline.
  
• PMP certification is preferred.
  
• ITIL certification or certifications related to Operation & Maintenance and Services Management are considered an additional advantage.
  
• Specialized courses or certifications in ELV / Security Systems are preferred.
