• 8+ years of relevant real estate development experience, with at least 2 years in a managerial role.
• Strong knowledge of local authority approval processes and the Saudi Building Code.

Responsibilities

• Translate approved development concepts into detailed design briefs across disciplines.
• Draft consultant scopes of work and lead external design consultants.
• Review submissions at Concept, Schematic and Detailed Design for buildability and integration.
• Oversee value engineering and keep deliverables within approved budgets and feasibility.
• Procure permits and clearances per Saudi Building Code; coordinate with Execution, Procurement, Sales and Marketing.
• Provide progress updates and manage design risk and change requests for executives.

About the Opportunity:

A leading real estate development group in Saudi Arabia is seeking an experienced Project Manager Development to oversee the design development lifecycle across high-profile real estate assets. This role is pivotal in driving project vision from concept validation through detailed design, ensuring strict alignment with financial, statutory, and architectural goals.

Key Responsibilities:

Translate approved development concepts into detailed design briefs, maintaining project vision, architectural identity, and scope alignment across all disciplines.

Draft consultant scopes of work, participate in selection processes, and lead external architectural, engineering, and specialty design consultants.

Review and validate submissions across Concept, Schematic, and Detailed Design stages for technical efficiency, buildability, and multidisciplinary integration (BIM/MEP/Structural).

Oversee value engineering exercises and collaborate with Finance/Cost teams to keep design deliverables strictly within approved budget parameters and feasibility studies.

Manage the procurement of local municipal permits and statutory clearances in accordance with the Saudi Building Code. Partner with Execution, Procurement, Sales, and Marketing teams to validate sales layouts, approve materials, and ensure a seamless handover to the construction phase.

Provide periodic progress updates, manage design risk, and control change requests for executive decision-making.

Role Qualifications

Education: Bachelor’s degree in Architecture, Civil Engineering, or a related field. Master’s degree in Project Management is a plus.

Experience: Minimum 8 years of relevant real estate development experience, with at least 2 years in a managerial position.

Sector Expertise: Proven track record managing multi-disciplinary consultants across residential, commercial, mixed-use, or land development projects.

Regulatory Knowledge: Strong working knowledge of local authority approval processes and the Saudi Building Code.

Certifications: PMP certification or professional registration with an engineering/architectural body is preferred.

Languages & Software: Professional fluency in English and Arabic. Proficiency in MS Office, project management tools, financial modeling basics, and familiarity with AutoCAD/Revit.
