With expertise in sustainable design, construction supervision, and project management, the firm is a leader in the industry, renowned for its comprehensive and forward-thinking approach to high-impact developments.

Project Overview:

This prestigious heritage development in Riyadh forms part of Saudi Arabia's Vision 2030 initiative and targets LEED Gold certification.

The development includes mixed-use buildings, academies, a traditional Najdi-style local mosque, a digital art museum, a unique mud-brick cinema, and underground parking facilities. The project combines state-of-the-art building systems with traditional architectural elements, reflecting both cultural authenticity and modern sustainability objectives.

Job Summary:

The Electrical Inspector is a site-based quality control role responsible for verifying that electrical and associated ELV installations are executed in accordance with approved IFC and shop drawings, technical specifications, approved material submittals, method statements, Inspection & Test Plans (ITPs), applicable codes and standards, and project quality requirements.

Working as part of the Construction Supervision Consultant (CSC) team of over 80 site professionals, the Electrical Inspector reports to the Electrical/MEP Resident Engineer and supports the wider CSC team in monitoring the Contractor's day-to-day electrical works.

The role requires strong technical knowledge of electrical distribution, lighting, power, earthing, lightning protection, containment, and associated ELV systems, together with meticulous attention to detail and the ability to enforce project quality, safety, and LEED sustainability requirements.

Key Responsibilities
  • Inspect electrical installations, including conduits, trunking, cable trays, cable ladders, raceways, and other containment systems for compliance with approved drawings and project specifications.
  • Verify cable tray and containment routing, support spacing, installation levels, accessibility, bonding, segregation, and cable fill ratios.
  • Inspect LV power cable installation, including cable laying, pulling, dressing, identification, segregation, termination, and gland installation.
  • Verify proper segregation between LV, ELV, emergency, fire alarm, communication, and other electrical systems in accordance with applicable requirements.
  • Inspect the installation of MDBs, SMDBs, distribution boards, switchgear, control panels, isolators, and associated electrical equipment against approved drawings and material submittals.
  • Inspect lighting installations, including light fixtures, lighting controls, emergency lighting, exit signage, sensors, and associated wiring.
  • Verify the installation of power outlets, switches, floor boxes, isolators, and other wiring devices against approved shop drawings and room requirements.
  • Inspect earthing and bonding systems, including earth conductors, earth pits, bonding connections, equipment earthing, and continuity requirements.
  • Inspect lightning protection systems, including air terminals, down conductors, bonding arrangements, test joints, and earth termination networks.
  • Witness and verify electrical testing activities, including:
  • Insulation resistance (Megger) testing
  • Continuity testing
  • Earth resistance testing
  • Earth loop impedance testing
  • Polarity testing
  • Functional testing
  • Electrical panel testing
  • Check the functional operation and interface requirements of emergency lighting, exit signage, fire alarm, and relevant ELV systems.
  • Inspect and coordinate ELV installations where applicable, including BMS, ICT, structured cabling, CCTV, access control, security, public address, AV, and other low-current systems.
  • Ensure electrical installations comply with manufacturers' recommendations, approved method statements, technical specifications, approved material submittals, and applicable international and local codes.
  • Review electrical installations against approved IFC drawings, Shop Drawings, Material Submittals, Method Statements, and relevant technical specifications.
  • Coordinate electrical interfaces and clearances with architectural, structural, mechanical, plumbing, fire protection, and other disciplines to identify potential clashes and prevent rework.
  • Verify builders' work requirements associated with electrical services, including openings, sleeves, embedded conduits, equipment bases, access provisions, and service penetrations.
  • Adhere to the approved Inspection & Test Plan (ITP) and verify inspection stages, witness points, and hold points before allowing subsequent works to proceed.
  • Review and process Work Inspection Requests (WIRs) and Material Inspection Requests (MIRs) in a timely manner.
  • Verify that electrical materials delivered to site comply with approved material submittals, project specifications, and relevant technical requirements.
  • Identify and document defective or non-compliant electrical works and elevate deviations through Non-Conformance Reports (NCRs) and Site Observation Reports (SORs) as required.
  • Monitor corrective actions and verify closure of electrical observations and non-conformances.
  • Conduct routine site surveillance to identify workmanship, quality, coordination, and installation issues before formal inspections.
  • Prepare Daily Site Reports covering electrical manpower, equipment, site activities, inspection status, progress, and significant observations.
  • Maintain accurate records of electrical inspections, testing activities, outstanding observations, and corrective actions.
  • Conduct electrical snagging and de-snagging inspections and support testing, commissioning, handover, and final acceptance activities.
  • Assist in verifying As-Built drawings against actual electrical installations and site conditions.
  • Support testing and commissioning activities and verify that relevant testing records, certificates, and commissioning documentation are properly completed.
