Job summary

Americana Restaurants in KSA seeks an experienced Assistant Maintenance Manager to lead day-to-day maintenance across about 750 stores, offices and commissaries. You will drive preventive maintenance, manage work orders in CAFM, and coordinate regional teams to ensure safety and reliability.

The role requires a mechanical or electrical engineering background with 7+ years in maintenance and 3+ years supervising multi-site teams, plus hands-on experience with kitchen equipment, HVAC and fire life

Responsibilities

• Manage triage, prioritisation, and closure of work orders in CAFM with full evidence.
• Own the KSA preventive maintenance schedule and quality-check visits through random audits.
• Act as first escalation point for Area Managers on critical breakdowns: cold chain, cooking equipment, HVAC, fire and life safety.
• Verify on site that AMC and contractor works match contract scope and SLA.
• Maintain monthly vendor scorecards, raise SLA breaches, and support penalty recovery.
• Track Civil Defence, audit, and inspection findings through to closure.

We\'re Hiring | Assistant Maintenance Manager - KSA

At Americana Restaurants, we operate leading global brands across the Kingdom, including KFC, Hardee\'s, Pizza Hut, Krispy Kreme, TGI Fridays, and Peet\'s Coffee.

We are looking for an experienced Saudi engineering professional to lead day-to-day maintenance delivery across our estate.

Reports To:

Senior Country Maintenance Manager - KSA

Nature of Work

Field-based leadership with regular store visits across the Kingdom

Maintenance Delivery & PPM

• Run daily reactive maintenance across around 750 stores, commissaries, and offices through regional supervisors and technicians.


• Manage triage, prioritisation, and closure of work orders in CAFM with full evidence.


• Own the KSA preventive maintenance schedule and quality-check visits through random audits.


• Act as first escalation point for Area Managers and RGMs on critical breakdowns: cold chain, cooking equipment, HVAC, fire and life safety.


• Verify on site that AMC and contractor works match contract scope and SLA.


• Maintain monthly vendor scorecards, raise SLA breaches, and support penalty recovery.


• Validate contractor invoices against completed and verified works before payment release.


• Conduct planned and random store inspections covering fire and life safety, gas, electrical, water, and air quality.


• Track Civil Defence, audit, and inspection findings through to closure.

Projects, Assets & Cost Control

• Lead maintenance participation in new store openings and remodels: snagging, handover, commissioning.


• Maintain the Asset Register and ensure equipment warranty claims are fully utilised.


• Manage spare parts availability, monitor regional spend against budget, and flag variances early.


• Supervise supervisors and technicians, deliver on-the-job training, and support retention.

Qualifications & Experience

• Engineering degree (Mechanical or Electrical) or Facilities Management.


• 7+ years in maintenance or facilities, including 3+ years supervising multi-site technical teams.


• Hands-on experience with kitchen equipment, HVAC, and cold rooms.


• Proficiency in CAFM or maintenance management systems and KPI reporting.


• Working knowledge of KSA Civil Defence, HSSE, and legal compliance requirements.


• Valid Saudi driving licence and willingness to travel across the Kingdom.


• F&B, QSR, or multi-site retail experience preferred.
