Job summary

Rise2Lead Unipessoal LDA is expanding its Rentals department and seeks a proactive Rentals Property Manager to lead rental operations and grow a long-term property management portfolio. You will oversee occupancy, rent collection, and maintenance while coordinating with the Construction Department.

Ideal candidates have 2+ years in property management, strong knowledge of Portuguese tenancy laws, and fluency in Portuguese and English.

Qualifications

• 2+ years in property management, residential lettings, or real estate.
• Fluent in Portuguese and English, both written and spoken.
• Good knowledge of tenancy laws, lease agreements, and rental procedures.
• Valid driving licence and own car.
• Based in Lisbon, Cascais, or surrounding areas with ability to travel between properties.
• Experience using rental platforms such as Idealista, Imovirtual, Uniplaces, Airbnb, or Booking.com.
• Comfortable with spreadsheets and digital property management tools.

Responsibilities

• Manage rental properties, tenants, cleaners, and day-to-day operations.
• Advertise apartments and rooms, arrange viewings, screen tenants, and prepare rental agreements.
• Ensure rental contracts are registered with Finanças and comply with tenancy regulations.
• Monitor rent collection, follow up on arrears, and coordinate invoices.
• Coordinate maintenance with cleaners, contractors, and service providers.
• Conduct move-in/move-out inspections and manage deposits and lease renewals.
• Manage short-term rentals and transition them to long-term letting.
• Prepare properties for rental, including units in Cascais.
• Attend condominium meetings and maintain property documentation.

Job description

RISE2LEAD is a growing property investment and development company with a portfolio of residential properties across Lisbon, Cascais, and central Portugal. We are expanding our operations into two dedicated departments, Rentals and Construction, and are looking for a proactive and experienced Rentals Property Manager to lead our rental operations and grow our long-term property management portfolio.

The Role

You will oversee our rental portfolio, ensuring properties remain occupied, rents are collected on time, and maintenance is properly managed. You will also help assess whether properties generate better returns when rented by the room or as whole apartments. You will report to the company owner, working closely with the Construction Department while taking responsibility for day-to-day rental operations.

Key Responsibilities

• Manage rental properties, tenants, cleaners, and day-to-day operations.
• Advertise apartments and rooms, arrange viewings, screen tenants, and prepare rental agreements.
• Ensure rental contracts are registered with the Portuguese Tax Authority (Finanças) and comply with applicable Portuguese tenancy regulations.
• Monitor rent collection, follow up on arrears, and coordinate rental receipts and invoices.
• Handle tenant requests and coordinate property maintenance, cleaners, contractors, and service providers.
• Conduct move-in and move-out inspections and manage deposits, lease renewals, and rent reviews.
• Manage existing short-term rentals and coordinate their transition to long-term letting.
• Prepare newly renovated properties for rental, including upcoming units in Cascais.
• Attend condominium meetings and ensure property documentation and compliance are maintained.
• Collect, organise, and submit property-related invoices weekly.
• Prepare weekly and monthly reports on occupancy, rental income, outstanding payments, and operational issues.
• Identify opportunities to improve rental income and property performance.
• Approach landlords, source new properties, and secure third-party property management agreements.
• Support and coordinate with the Construction Department when required.

Ideal Candidate

• Minimum 2 years of experience in property management, residential lettings, or real estate.
• Good knowledge of Portuguese tenancy laws, lease agreements, and rental procedures.
• Fluent in Portuguese and English, both written and spoken.
• Valid driving licence and own car.
• Based in Lisbon, Cascais, or surrounding areas, with the ability to travel regularly between properties.
• Experience using rental platforms such as Idealista, Imovirtual, Uniplaces, Airbnb, or Booking.com.
• Comfortable using spreadsheets and digital property management tools.
• Strong organisational, communication, and problem-solving skills.
• Confident dealing with tenants, landlords, contractors, and service providers.
• Proactive, independent, and commercially minded.
• Comfortable with fieldwork and managing multiple properties simultaneously.

Compensation & Benefits

• €1,300–€1,600 gross/month, depending on experience.
• Performance-based commission, including incentives for securing new property management clients.
