Sonae Sierra is seeking a senior Shopping Centre Asset Manager in Lisbon to lead the overall strategic and operational management of a major asset. You will own the centre's P&L, coordinate on-site teams, drive occupancy, and coordinate with leasing, marketing and operations to maximise performance.

The role requires 5+ years in shopping centre or retail real estate, strong leadership, travel availability, and a degree in Business Admin, Real Estate, Engineering, or related fields.

Responsabilidades

• Lead the overall strategic and operational management of the shopping centre, ensuring alignment with objectives.
• Manage and develop the on-site team and coordinate with key functions (Technical Director, Marketing, Operations).
• Own the centre's P&L, including budget prep, revenue optimisation, cost controls, and reporting.
• Build and maintain relationships with tenants to ensure high occupancy and proactive lease management.
• Oversee technical ops, maintenance standards, and CAPEX projects in coordination with the Technical Director.
• Drive footfall, sales performance, and marketing strategy in coordination with Marketing.
• Ensure compliance with health, safety, environmental, and regulatory requirements.
• Lead ESG and sustainability initiatives at asset level.
• Represent the asset before local authorities and community.
• Prepare regular performance reports for senior leadership and ownership.

Key Responsabilities:

• Lead the overall strategic and operational management of the shopping centre, ensuring alignment with company objectives and ownership expectations.
• Manage and develop the on-site team, including the Technical Director, Marketing Coordinator, Operations Coordinator, and other property management staff.
• Own the centre's P&L, including budget preparation, revenue optimisation, cost control, and financial reporting to senior management and ownership.
• Build and maintain strong relationships with tenants, ensuring high occupancy, tenant satisfaction, and proactive lease management in coordination with the leasing team.
• Oversee technical operations, maintenance standards, and capital expenditure (CAPEX) projects in coordination with the Technical Director.
• Drive footfall, sales performance, and marketing strategy in coordination with the Marketing Coordinator, ensuring strong brand positioning and visitor experience.
• Ensure full compliance with health, safety, environmental, and legal/regulatory requirements applicable to the asset.
• Lead ESG and sustainability initiatives at asset level, in coordination with the ESG Coordinator.
• Represent the asset and the company before local authorities, business associations, media, and the local community.
• Monitor competitive landscape and market trends, adjusting positioning and strategy accordingly.
• Prepare regular performance reports and presentations for senior leadership and ownership.
• Manage crisis response and business continuity protocols at asset level.

Required Qualifications & Experience

• Minimum 5 years of experience in shopping centre, retail asset, or commercial real estate management, including significant team leadership experience.
• Available to travel.
• Degree in Business Administration, Real Estate, Engineering, or a related field.
• Proven track record managing P&L responsibility for a commercial real estate asset.
• Strong commercial acumen, with experience in leasing, tenant relations, and retail performance management.
• Solid understanding of technical operations, maintenance, and CAPEX project management.
• Experience leading multidisciplinary teams across commercial, technical, marketing, and operations functions.
• Professional working proficiency in English strongly preferred.
