Qualifications

  • Bachelor’s degree in Finance, Accounting, Business, Property Management, or related field.
  • 7-10+ years of relevant experience in property management, utilities, finance operations, or AP.
  • Experience with U.S. properties, rent rolls, leases, and utility management strongly preferred.
  • Strong knowledge of rent/lease administration, utility billing, reconciliations, budgeting, and expense control.
  • Advanced Excel/Google Sheets and ERP/accounting-system skills.

Responsibilities

  • Manage utilities accounts and services (electricity, gas, water, waste, telecom).
  • Maintain rent rolls, lease schedules, rental payments, escalations, deposits, and terms.
  • Track receivables/payables and reconcile rental transactions with accounting records.
  • Review bills, leases, and vendor charges; investigate discrepancies.
  • Monitor property expenses, CAM charges, and occupancy costs.
  • Coordinate with landlords, tenants, property managers, and vendors.
  • Prepare rent roll reports, budgets, forecasts, reconciliations, and management reports.
  • Maintain accurate property, lease, utility, and vendor records.
  • Support openings, closures, relocations, renewals, and utility transfers.
  • Strengthen controls for rent, utilities, and property-related expenses.

Role Overview

We are seeking a Senior Manager - Utilities & Property Management to oversee utilities, rent roll, leases, property expenses, vendor coordination, and related financial operations across multiple U.S. locations. The role will ensure accurate billing, timely payments, effective lease administration, and strong cost control.

Key Responsibilities
  • Manage electricity, gas, water, waste, telecom, and other utility accounts and services.
  • Maintain and monitor rent rolls, lease schedules, rental payments, escalations, deposits, and lease terms.
  • Track rent receivables/payables and reconcile rental transactions with accounting records.
  • Review utility bills, property invoices, leases, and vendor charges; investigate discrepancies.
  • Monitor property expenses, recurring payments, CAM charges, and other occupancy-related costs.
  • Coordinate with landlords, tenants, property managers, utility providers, and vendors.
  • Track utility consumption, property expenses, variances, and cost-saving opportunities.
  • Prepare rent roll reports, budgets, forecasts, reconciliations, and management reports.
  • Maintain accurate property, lease, utility, and vendor records.
  • Coordinate with Finance, Accounting, AP, and Operations on payments and issue resolution.
  • Support property openings, closures, relocations, lease renewals, and utility transfers.
  • Strengthen controls and processes for rent, utilities, and property-related expenses.
Requirements
  • Bachelor’s degree in Finance, Accounting, Business, Property Management, or related field.
  • 7-10+ years of relevant experience in property management, utilities, finance operations, or AP.
  • Experience with U.S. properties, rent rolls, leases, and utility management strongly preferred.
  • Strong knowledge of rent/lease administration, utility billing, reconciliations, budgeting, and expense control.
  • Advanced Excel/Google Sheets and ERP/accounting-system skills.
  • Strong analytical, organizational, negotiation, and problem-solving abilities.
  • Must be available for night shifts aligned with U.S. business hours.
