Qualifications

• Bachelor’s degree in Finance, Accounting, Business, Property Management, or related field.
• 7-10+ years of relevant experience in property management, utilities, finance operations, or AP.
• Experience with U.S. properties, rent rolls, leases, and utility management strongly preferred.
• Strong knowledge of rent/lease administration, utility billing, reconciliations, budgeting, and expense control.
• Advanced Excel/Google Sheets and ERP/accounting-system skills.

Responsibilities

• Manage utilities accounts and services (electricity, gas, water, waste, telecom).
• Maintain rent rolls, lease schedules, rental payments, escalations, deposits, and terms.
• Track receivables/payables and reconcile rental transactions with accounting records.
• Review bills, leases, and vendor charges; investigate discrepancies.
• Monitor property expenses, CAM charges, and occupancy costs.
• Coordinate with landlords, tenants, property managers, and vendors.
• Prepare rent roll reports, budgets, forecasts, reconciliations, and management reports.
• Maintain accurate property, lease, utility, and vendor records.
• Support openings, closures, relocations, renewals, and utility transfers.
• Strengthen controls for rent, utilities, and property-related expenses.
