We are looking for a highly organized, hands‑on, and service‑oriented Village Manager to oversee the day‑to‑day operations, maintenance, security, administration, and community relations of a horizontal residential village in Batulao, Batangas.
The Village Manager will serve as the primary point of contact for homeowners, residents, contractors, service providers, security personnel, and the property management team. The successful candidate should be capable of maintaining high standards of property upkeep while ensuring efficient operations, resident satisfaction, and compliance with community policies and applicable regulations.
Oversee the daily operations of the entire residential village and common areas.
Ensure roads, landscaping, drainage systems, streetlights, amenities, utilities, signage, and other common facilities are properly maintained.
Conduct regular inspections of the village grounds and identify maintenance, repair, safety, and improvement requirements.
Coordinate preventive and corrective maintenance activities.
Monitor the performance of contractors, suppliers, maintenance personnel, and service providers.
Maintain proper records of equipment, assets, maintenance activities, incidents, and village facilities.
Ensure that village operations are conducted efficiently, safely, and in accordance with approved standards.
Act as the primary contact for homeowners and residents regarding village operations, concerns, requests, and complaints.
Respond to resident concerns professionally, promptly, and fairly.
Facilitate communication between homeowners, the property management team, and relevant service providers.
Implement and enforce community rules, regulations, policies, and guidelines.
Promote a safe, clean, orderly, and pleasant living environment.
Assist in organizing community activities, meetings, and homeowner engagements when required.
Supervise and coordinate with the village security team.
Ensure proper implementation of visitor management, access control, patrol, and security procedures.
Monitor and document security incidents, accidents, emergencies, and other unusual occurrences.
Coordinate with local authorities, emergency responders, and relevant government agencies when necessary.
Develop and maintain appropriate emergency response and disaster preparedness procedures.
Ensure compliance with applicable health, safety, and environmental requirements.
Monitor the cleanliness, landscaping, vegetation, roads, drainage, lighting, and other common areas.
Prepare and monitor preventive maintenance schedules.
Inspect completed maintenance and repair works to ensure quality and compliance with specifications.
Coordinate urgent repairs and emergency maintenance.
Recommend improvements that will enhance the appearance, functionality, safety, and value of the community.
Prepare regular operational reports for management, including maintenance, security, incidents, complaints, and ongoing projects.
Maintain accurate records of homeowners' concerns, work orders, inspections, incidents, and contractor activities.
Assist in preparing operating budgets, maintenance forecasts, and annual village requirements.
Monitor expenses and ensure that operational activities are within approved budgets.
Maintain proper documentation for permits, contracts, service agreements, inspections, and regulatory requirements.
Assist management in implementing policies, procedures, and operational standards.
Coordinate and supervise third‑party contractors and service providers.
Evaluate contractor performance, workmanship, responsiveness, and compliance with agreed service levels.
Obtain and review quotations for maintenance and repair requirements when necessary.
Ensure contractors comply with village rules, safety requirements, and work schedules.
Recommend qualified suppliers and contractors to management.
Ensure the community operates in accordance with applicable laws, ordinances, permits, and regulations.
Coordinate with relevant local government offices and authorities when necessary.
Monitor compliance with architectural, construction, renovation, parking, landscaping, and other village guidelines.
Report violations and recommend appropriate corrective action.
Help protect the community's physical assets and maintain its overall standards and property values.
Bachelor's degree in Property Management, Real Estate Management, Business Administration, Hospitality Management, Engineering, Facilities Management, or a related field preferred.
At least 2–5 years of relevant experience in property management, village/estate management.
Experience managing a residential subdivision, horizontal development, resort community, or large property is an advantage.
Strong knowledge of property maintenance, security, landscaping, facilities, and general community operations.
Good understanding of basic building and infrastructure maintenance.
Strong communication, interpersonal, problem‑solving, and organizational skills.
Able to manage homeowners, contractors, employees, and service providers professionally.
Proficient in Microsoft Office/Google Workspace and basic administrative reporting.
Willing to work on-site in Batulao, Batangas, and respond to operational concerns outside regular office hours when necessary.
Must be comfortable working in a hands‑on environment and conducting regular site inspections.
