Conexus Staffing & Consultancy Solutions is seeking a Leasing & Business Development Manager in Makati to identify and secure property opportunities that align with growth strategy. The role blends property leasing, market assessment, and financial analysis to determine sound financial and strategic fits.

The ideal candidate will oversee end-to-end sourcing, evaluation, and negotiation of properties, coordinating with Finance and Operations to validate assumptions and ensure profitability.

Qualifications

• Bachelor's degree in Business Administration, Finance, Real Estate, Economics, Marketing, or a related field.
• At least 5 years of relevant experience in leasing, real estate, business development, property expansion, commercial planning, or a related role.
• Strong experience in property leasing and/or identifying and evaluating new business or property opportunities.
• Strong financial and analytical skills, with the ability to assess ROI, profitability, costs, rental economics, and investment viability.
• Experience preparing or reviewing financial models, feasibility studies, business cases, or investment proposals.
• Strong understanding of commercial property and leasing fundamentals.
• Proven experience in negotiating with landlords, property owners, brokers, or business partners.
• Strong market research and business analysis skills.
• Excellent negotiation, communication, presentation, and stakeholder management skills.
• Highly analytical and commercially minded, with strong attention to detail.
• Able to balance commercial opportunity with financial discipline when making recommendations.
• Proactive, resourceful, and comfortable working independently in a fast-paced environment.

Responsibilities

• Identify and develop new property and leasing opportunities aligned with the company's expansion objectives.
• Source, evaluate, and assess potential properties based on location, market potential, rental rates, foot traffic, competition, and overall commercial viability.
• Conduct initial financial assessments of potential properties and business opportunities, including costs, projected revenues, returns, and profitability.
• Prepare business cases and financial models to support property investment and leasing decisions.
• Conduct market research and competitive analysis to determine the attractiveness and potential of prospective locations.
• Evaluate lease terms, rental rates, operating costs, and other commercial considerations.
• Negotiate with property owners, landlords, brokers, and other stakeholders to secure favorable commercial terms.
• Build and maintain relationships with property owners, developers, brokers, and other relevant business partners.
• Lead the end-to-end process of evaluating and developing new property opportunities, from initial sourcing through negotiation and recommendation.
• Coordinate with Finance, Operations, and other internal teams to validate assumptions and assess the feasibility of proposed opportunities.
• Monitor the performance and commercial potential of existing locations and identify opportunities for improvement or expansion.
• Prepare presentations, proposals, feasibility studies, and recommendations for management review.
• Provide insights and recommendations on whether potential properties should be pursued, negotiated, or declined.
